    Ultimately it doesnt really matter.  They chose not to sell to me.  I was just frustrated cos it seemed strange, Ive never experienced anything like that.  But these things happen.

    Perhaps they didn’t take your asking price cash offer seriously because you hadn’t viewed.
    If they knew (how would they unless you told them🤔) you were a developer, perhaps they didn’t want to sell to you, but rather to a family. For many, selling your home is not just about the £££s

    It's a bit odd I admit, that said Cash Buyers are often not as popular as they like to think they are.

    Often cash buyers are investors who chip the price last minute or pull out as they are not invested in the transaction.

    Maybe they just had an offer they liked from people who they liked and really loved the property.

    Sometimes offering on a property you have not seen is not percieved as serious / a bit scattergun.

    Ultimately a property transaction is people dealing with people and logic is not always there..

    An estate agent once told me when I low balled a property for cash.. you are probably better looking at auctions..

    Certainly if I received an offer without a viewing, I would be concerned that the buyer had simultaneously offered on a few properties and would narrow down their final choice from those that accepted the offer.  It would also niggle in my mind that they could be more likely to drop the price at exchange as they weren’t at all invested in the the thoughts of buying the particular property.

    Did the seller know you were an investor? The reason I ask is that may have been the reason the seller chose not to sell to you over someone else.

    My wife and I are buying our first 'investment' property after having rented out our once family home for a period. We didn't disclose anything about our circumstance to the EA's we viewed properties with for fear of it putting sellers off. 

    Back when we tried to sell our house 2 years ago, we had one offer at full asking price from a developer and 4 other offers from families that wanted to live in the house. We definitely favoured the families over the developer.

    Is this the we buy any car model? Agree a price prior to viewing then drop your offer after viewing?

    Regardless if someone has accepted an offer (you don't know what that offer was) then concentrate your efforts of finding the next property.

    Just what's wrong with that? You're doing the EXACT same unless you literally accept the first offer that comes in...
    Understandable about the second part, though (dropping at exchange).

  • I 'sold' to a cash buyer/developer/investor who strung me and a neighbour (buying theirs as well) along for about 9 months before disappearing off the face of the earth.
