Great post Cymru....however you missed an option.Push the Solicitors to research it as they should have done and get a finite answer.Nobody else in the building has paid anything towards it and the Neighbors I met made the point that it has laid empty for 5 years.Others would have taken a chance and just gone through with it.I have been more prudent than I usually am.Im still 90% certain everything will be alright.And if its not I have plenty of others to consider.They are just not exactly where I want them to be.Its 6 days to exchange I will be furious If I cant get a yes/no answer from The Solicitor.This is the reality.

I dont get why everyone wants me to change the dates.A little bit of research from my Solicitor on Tuesday will give me the answer.Its simple....does the flat im potentially buying come with any charges for the Cladding Remediation.If it does ....the deals off.If it dont Im in.That will be decided if there is a section20 early next week.SIMPLE.The work has started.I doubled my money on the property I sold to buy this property.Its just the legalities of this one Im struggling with.Lets be honest the Cladding Rule Book doesnt cover this eventually ....THATS THE PROBLEM!Ksw3 said:Our solicitor was no purchase no fee and I'm sorry but dates in conveyancing are just nice to haves until exchange has happened. The Equation is quite simple.....does a buyer of a property that is currently undergoing Cladding Remediation have to pay towards the remediation when the work is already undergoing and nobody else in the building is paying.Will the Government want to clobber me with the the total cost of the whole buildings remediation just for being 3 or 4 weeks late for buying my perfect little flat.I think its highly unlikely??ANSWER PLEASE MRS SOLICITOR???user1977 said:

It would have been better to have asked this, and gotten a definite answer right at the beginning, before putting in your offer and now being days away from supposed exchange and completion. But as I say, you are where you are. If you think that you'll get an answer to the question on Tuesday, then update us then as to what they confirm.Mustbeananswer?? said:

I'm fairly sure that the 'low price bargain' was low price as it incorporated the upcoming estimated cladding costs into the asking price, so that by the time this cost was paid, you'd end up with a flat that was worth roughly the market price before the cladding issue was highlighted. (i.e. originally the flat was say worth £250k - the bargain price was £200k - the cladding repairs come to £50k - the end result is that you have a flat worth what it would have been worth in the first place. Random numbers used for example purposes).
Let's wait and see what comes from the professionals to see where you stand.
