    Because it would be a completely pointless waste of everybody's time?

    The management pack is issued by the vendor's managing agents. It's not something which either solicitor can unilaterally produce out of nowhere, the best they can do is chase up the managing agents.

    So the seller....being a business or an individual ....is set to lose their Solicitors Fees as well as me.There fees are obscene...and sometimes their service is poor.Im still expecting a result tho

    Are you referring to my Solicitor who went on a long break from Thursday evening and isnt back till Tuedsay.Leaving me im all this doubt ??The likelihood is that their Solicitor is within 5 miles of mine.Why doesnt mine just visit that Solicitor and check out in the flesh what the hell is going on ??
    You are completely out of touch with the process it appears.....and your attitude really appears to stink.

    So they took one working day off and you have an issue with that.

    No mention of the info on the maintenance pack which you can chase through the Estate Agent should you wish whilst your solicitor takes a day off 👍

    But in reality nothing can push the process quickly.

    I take issue with the fact the sale was agreed months ago.And now you want me to chase the Management Pack.Sorry...ill be out working to pay for all this ??

    The management pack has nothing to do with your solicitor. Either them buying the sellers solicitor a nice lunch or badgering them daily. These things can take up to 6 months and it's a lesson a lot of people have had to learn on this forum.

    When did you start this process out of interest?

    You will have to decide whether to proceed "at your own risk" as outlined by your solicitor or not.

    The decision will be yours.

    And if the managing agents really are useless, whether you wish to put up with them on a longer-term basis (and have similar issues when you come to sell).

    Im not sure when it started but I think the Bay City Rollers were still in the charts.But without much persuasion both legal teams agreed the dates.And I have arranged everything around those dates.I am a stickler for doing what I say.I have been a succesful Wedding DJ for many years.People know Im not going to say a week before the event...I cant do it on June 14th...would the 28th be ok??Similarly I will not even mention to the person who is buying off me the struggle I am having...its not his problem.I have agreed 11th September....thats when it will be !!

    Ill not need there support to sell...this will be my last home....it will be left wholly for my 2 children.But ill have to risk theManagement Agents.So far they have been wors than useless

    Buying a property isn't the same as being a Wedding DJ. Don't compare the two.

    I've followed the thread from the beginning (I think I was about the third to comment) and it's gone from 'Look at what a bargain I've got' to 'Oh it looks like I could be liable for the extra costs and I don't want to spend the money'.

    Many are suggesting that if you don't have the required information as to who IS liable for these costs, then you should move your dates until you know the finite answer.

    You don't seem to want to consider that (which of course is your choice). Your buyer might have been given a date, but that doesn't stop you negotiating to move it.

    So from what's been said, you can either:

    * go ahead, buy the flat, and take whatever costs come on the chin. (Hopefully you've got the reserves to cover it.)

    * move the dates while you get the info you need (Although currently you don't want to do this).

    * pull out of the purchase - continue your sale - move into rented - and look for another property (as you don't want to let down your buyer)

    You've mentioned a couple of times of how you'll be liable for costs in pulling out I think - but to be fair - before 'buying the bargain' you outlined in your initial post, you should have done a lot more research to establish facts before placing your offer and moving forwards. That's by the by now though as you're far beyond that.

    If you go ahead, you'll have your nice shiny new property - but again from what's been said, you'll likely be faced with an extensive bill. If you pull out, you might save yourself some money even if you do end up paying various costs and fees.

    Pretty much whichever way you go, it's going to cost you. You have to decide which is in your best interest based on your current position.

    Our solicitor was no purchase no fee and I'm sorry but dates in conveyancing are just nice to haves until exchange has happened. Our date moved 4 times because paperwork was outstanding. It's not the way it should be but play the system you have not the one you want.
