Thank-you for this - it does give some hope. Can I ask did they say what happens after the ATC? My solicitor mentioned something about a DS1 form for the land registry?
We got our ATC yesterday and that was basically it. We had to re-request the funds from our new mortgage provider (they had been returned as the original completion date was missed by HTB) which came through this morning. Our solicitor then sent us a final bill (including their fees and the remainder needed to clear the HTB) which we paid and within half an hour we have had confirmation that the remortgage has completed. We aren’t selling though so it may be different if you are but for us the ATC was the last stage really
This is exactly what im doing but the DS1 form takes off the loan with the land registry and needs to be done otherwise you've just added the mortgage on and not legally taken off the loan...this is all apparently but what my solicitors said to me.

This is what my solicitors said might be worth asking...

My other concern is that we have nothing from Homes England confirming that they will provide the necessary confirmation of discharge document (form DS1) required by the Land Registry to remove their existing charge.

Thanks I will check with my solicitor. I have checked the breakdown on my bill and it does include various land registry charges but I will definitely get them to confirm

When I settled the HTB loan there was no mention by my solicitor of any DS1 form. I would expect that the HTB company would be responsible for letting land registry know the loan has been settled and therefore remove the charge on the property? I won't be selling for at least 2 years so plenty of time to sort it out I guess. I did find the £240 admin fee just for the privilege of paying off my loan quite funny!

£240? Target charged me £200, are there additional fees or have they simply increased the fee?

I could be wrong as I don't have the docs to hand, but I recall it was £200 +VAT so £240.
