    @daveyjp We got to that point on page one and within a few hours of the OP but like many threads on here, other posters read their take on the problem and confuse the issue, often continue their own personal tirade long after the OP has a satisfactory answer.

    Wouldn't matter if they did or didn't, apart from being annoying as MFB suggested.
  • One option would be to ask them to replace it, perhaps going half on the cost. They are going to have to pay an electrician to remove it and make the wiring safe and secure anyway.

    Wouldn't matter if they did or didn't, apart from being annoying as MFB suggested.
    It surely does matter. You cannot just strip out your house between offer accepted and completion.

    It was ok because they left lights and sockets just the white standard ones.

    The contract did not specifically state the brushed metal ones and the devil is in the detail.

    Cost for us to replace them all just under £1000 

    Anyone that buys a secondhand house should expect some costs and unexpected things upon move in. We've had troublesome gas and oil boilers, there's always a leak somewhere and of course the hidden stain(s) which furniture hid during sales.

    Personally we always budget for new carpet throughout anyway as part of our house buying budget I've mentioned before a nice £10k buffer for a 3 bed and up.house.us good.for the unexpected.

    Where does that end?! Swap designer rads for std? Bespoke kitchen for a 2nd-hand jobbie from Facebook? The brand new boiler for ditto? All the oak doors for painted hardboard?

    Provided you don't mention  the specifics of any of these fixtures, it's carte blanche?

    (Reminds me - there was a case on here, a good while ago, where designer rads were taken! Can't recall how that ended up)

    It surely does matter. You cannot just strip out your house between offer accepted and completion.
    There's reasons why it is generally recommended to have a viewing of the property immediately before exchange of contracts... that is one of them.

    You can't strip the house out between exchange and completion... unless the contract says you can.

    The OP hasn't exchanged, therefore as long as the vendor is up front about what they are taking there is nothing 'legally' wrong with them making changes.  The OP's options for recourse are to reconsider what they are willing to pay, to complain to the EA about them giving out wrong information, to accept the CP removal but impose conditions, or to pull out of the sale.  They can't 'legally' make the vendor leave the CP in-situ.

    Hence the question eons ago about whether or not the OP wants/needs a charger, and therefore if the issue is simply making sure that the removal is done in a safe way which doesn't harm the fabric of the building.

    Be interested in the designer rad case you mentioned for a coffee and a read.

    That's why it's important to go through the TA10 fixtures and contents form with a eagle eye and add what you expect to be there.

    We have learnt that lesson and on a purchase after that one made sure we verbal and written agreement on any fixtures we expected to stay.
