Is it Correct to Class this House as Detached?

  • I think, on balance, it would be more of a stretch to call it semi-detached than it would detached. For me, it’s link-detached.

    The actual house; the bedrooms, bathrooms, and living space, are not sharing a wall with next door. For the most part you could live in it without the neighbours hearing what you’re getting up to, if they’re even interested. You could have both a home gym and cinema room without annoying next door.

    Whether it’s priced right, the market will determine that.

    Follow the street view link a few posts above, then follow the road left round the corner.  There is a new garage and vehicle access to the back garden from the side.

    But why oh why they built that central brick pillar beats me, without it, you could park 2 cars side by side.
  • Also more expesive to insure....as you're attatched,  when your house burns down you could take the othe house with you.

    Perhaps an unfinished job? Pedestrian gate maybe with larger gate across parking area / garage access.

    Imo it should be semi detached as it is connected by living space. If the garage were still a garage then it would be link detached as there is non living space on the adjoining wall.

    I disagreed with my EA on this when I was selling my last place, it was listed as detached on Rightmove but there was a full height adjoining wall to the neighbouring property with the garage on the ground & bedrooms/bathrooms above in both so my view was it was a semi detached. I was led to believe from the EA that Rightmove draws this information from the land registry records.
    Over the road there was one listed as detached but had a connected garage to the neighbour so should be classed as link detached imo as the connecting wall was not living space.
    At the end of the day it is for the buyer to use their mark 1 eyeball and make their assessment based on the full picture of what is presented in front of them and the information given.
    - Mortgage: 1st one down, 2nd also busted
    - Student Loan gone

    Not the layout for me.  Semi-deathtrap staircase in the living room, tiny table in the kitchen diner because they've wasted so much space with the 'games room'..

    Well presented in the usual refurb everything-is-grey that seems to be default now.

    Much better than the streetview though.

    That's a rather obscure risk given the vast majority of buildings claims aren't going to be as disastrous as that. What percentage difference does it typically make to the premium?
