Is it Correct to Class this House as Detached?

Hi all,

I'm just looking at a property that's up for sale and it's listed as being detached.

Having looked at the property on google maps street view it appears that the downstairs room shares the neighbor's wall. I think this used to be a garage which has been converted looking at the property on the other side.


The house i'm looking at is the on the left

Surely this should at best be classed as a link detached but not sure if that's only if a garage is involved? So technically should it be a semi?

  • If you squint a bit you can see where the estate agent is coming from,personally I would call it detached ish.

    Link detached might be the more modern term these days.

    But not a semi imo

    In my area this would be described as link detached, but ultimately it doesn't matter what the EA describes it as.  What you are buying is what you see.  You could have a look at Rightmove sold prices to see when the house last sold.  It would be described on there as either detached or link detached or semi.  Whether that affects future buyers or the future price is questionable.  No matter how it is described on the sales particulars, you can clearly see the position and decide whether that's acceptable or not.

    I'm just thinking if it should affect the price. The house is up for £430k which in itself you could argue is slightly high for the area, but that's based on it being a detached.

    If its linked which clearly it is, then you could argue it should be worth a bit less?

    Can't tell from photo but is there perhaps a tiny gap - might be say 0.5cm - between them (you need to physically go look).  If so detached, if not IMHO semi-detached.  

    Reality is reality, not what someone calls it..

  • Given the description and photos on Rightmove, and the estimated value on Zoopla, which is reasonably close to asking price. I'd say it was about right. I'd call it 'link-detached' but given the size most of it is really 'detached'. Not to my taste so I wouldn't buy it anyway.

    Link detached usually refers to properties linked by a garage space in between. The garage has been turned into another room so I would say that technically it is not a semi detached property although obviously the upstairs rooms don't adjoin next door.

    The name is not relevant really, if you like the place and the price is fair then what does it matter how you describe it?
  • "Link detached" is just estate agent speak for "terrace". It's end of terrace.

    You can report it as misdescribed to RightMove, but they never do anything.
