Is it Correct to Class this House as Detached?

    I'd describe the house as "link detached" but the house is what it is and what I, the EA, you or anyone else calls it makes no difference to what the house actually is.

    It is probably far more significant to ensure that the conversion from garage to living accommodation has been undertaken to a good standard and has the necessary building control approvals.

    If it was a garage that was attached to the neighbouring property it would be called a link detached. But it isn't, it is now living accommodation so technically it should now be a semi detached.

    Link detached for me.

    However you get most of the benefit of detached, almost no noise through the party wall from the neighbours.  It depends on what you use the room that used to be the front garage for, that is the only room likely to get any noise from the neighbours.

    Another useless fact, when built, the garden would have had a fence in line with the building line on both streets (being on a corner)  A previous owner has planted the hedge around the boundary (where you would not get PP for a fence) and got away with it long enough it's removal cannot be enforced so you have the whole large corner garden enclosed.

    For me, linked detached is where only the garages are linked. If either garage has been converted into a room it's a semi in my book.

    I would still think of this as linked detached. If that garage wasn’t converted it could be at a later date so it’s probably a ‘risk’ you take with that type of property.

    I saw recently a half of L-shaped (corner location) two-storey house listed as 'link detached' by two different estate agents. And from their deceptive photos one cannot see this, only from the street view. It was a relatively new house, built new like this, no converted garages/extensions.
    Estate agents - the name says it all... >:)

    I would called that link detached too. 

    Genuine question - the people that would call this a semi, what do you call the houses we used to call semis? Downstairs and upstairs on a party wall? 
    I removed the shell from my racing snail, but now it's more sluggish than ever.
  • Also more expesive to insure....as you're attatched,  when your house burns down you could take the othe house with you.

    I’d also call this link detached. There’s a clear difference between a house like this and a semi/terrace in my opinion, regardless of the conversion.

    It’s obviously preferable to live in a house like this than a traditional semi so therefore I would expect it to be priced higher than nearby semis but less than proper detached houses.
