LL wants to do work but it’s very inconvenient

    but it’s surely fair that the tenants have reduced rent while the work is being done?
    Why?

    Also how long do they anticipate it taking? A new roof won't stop them using the house and damp works to the wall is also unlikely but you haven't said what that is so could be a multitude of things.

    Do you mean they are taking the affected walls back to block work internally? Therefore needing full access to all side walls upstairs and downstairs on one side? 

    Removing one side of the house and replacing the wall sounds like more of a structural issues and again quite extreme.

    IF the whole of the side of the house needs to be removed, opened up and replaced I'd also want to be put up else where. But it seems unlikely

     Why? They would still be living in their home the whole time

    Doesn't work like that. (But you know that already)

    Expect them to receive notice of that's the route they take. If this sign your house then I would suggest against offering that advice

    Simple eh? 

    The tenants have a contractual obligation to pay the rent as per the tenancy agreement. The landlord has a legal obligation to repair the property which (s)he is doing. 

    Fixing a roof is usually all done externally so why do you think the tenant will only be able to use half the property whilst the works are ongoing? As a landlord I don’t think in these circumstances I would offer a 50% rent reduction and any attempt by the tenant to take matters into their own hands by paying less than the contractually agreed rent would result in a section 8.

    A landlord / tenant situation isn’t as ‘simple’ as a typical business transaction. It would be like saying ‘tenant stopped paying rent - change the locks and kick them out - simple’. If they like the house I’m sure they can come up with a fair agreement with the LL.

    It may be a simple concept to the OP, but presumably not to the LL as this post wouldn't have appeared, otherwise.  I do tend to agree that it probably would be simpler to issue a S21 for the LL and do the work with the house empty.  But the LL and tenant will hopefully be able to come to a mutually agreed alternative.

    This looks to be a situation where renter's don't feel invested about the property they are in and just see it as someone else's and nothing to do with them.

    Invested renter's would welcome the repair work knowing it will benefit them longer term like anyone who owns a property would do they would get the repairs done and work around them. Some inconvenience for a good outcome.

    It's also coming into a good time of year to do such work with the warmer and dry weather so my advice is don't delay ask them to crack on and you will work around them.

    Apparently this person says the roof need to partly come off and scaffolding and waterproof sheets all around that part of the property. The rest of the house will get dusty and workmen in and out.

    If you are only getting half the goods or services you are paying for you should only pay half the cost
