If your getting a valuation on your property is it worth getting the EPC rating updated if you have upgraded boiler/added insultation etc. Will it have much affect on the valuation.

My personal view is EPC C is what you should be aiming for. I don't know in your case what you would have to do to achieve that.
I don't think it makes a huge difference to valuations yet,but I think it will in the future. At the moment it is only potential landlords that will avoid properties with a poor EPC as that is the main area where a good EPC is becoming required. Private buyers still mostly ignore an EPC when buying.3 -
My daughter will be buying for the first time this year and I have recommended she look at the EPC rating because of the current energy costs.

I think that, because of the majority of the housing stock in this country is E or below, it’s going to be quite a few years till it makes any difference except on new builds. People will always want character and they won’t be too bothered about the epc2006 LBM £28,000+ in debt.

An EPC costs about £50/60 so if your Going to try and sell a property and your brand new EPC states band C then great.
The assessor will also tell you what needs to be done to improve the rating.
However having a band C or band D makes little difference0 -

i like character but I also like not spending a fortune to heat my house in winter.For the sake of 50-60 quid it’s definitely worth doing.1 -
I will be quote frankly honest. We pay no notice to the EPC. We buy a house that we like and can see ourselves living in.
As it happens this one had an EPC rating of B. But if it had been F or G it would have made little difference. We wanted this house.

I did pay some attention before I bought my house (last year), but a different rating wouldn't have made me choose a different house - nor did it occur to me to try to negotiate on price.My house has a D rating, but other houses on the street - all the same design, and effectively identical - have ratings from C to F. Most of the difference is down to the difference assumptions that were made about the insulation. For example the F rating has "Cavity wall, as built, no insulation (assumed)", and the C has " Cavity wall, as built, insulated (assumed)". I'd be surprised if two houses on the same street that were built at the same time and look identical really were built with different insulation.

It depends really because an updated boiler the same as the one on i.e gas, isn't going up change the rating. Insulation will but by how much 🤷♂️ depends on the extent, a bit of loft insulation won't do much.
They have also changed the calculations on them so I believe even with the same stuff as last time you could get lower.

Some are really struggling, some are definitely not struggling. If the house being sold is aimed at the not struggling market then the EPC could make very little difference to any purchaser.2006 LBM £28,000+ in debt.
