    My house has a D rating, but other houses on the street - all the same design, and effectively identical - have ratings from C to F. Most of the difference is down to the difference assumptions that were made about the insulation. For example the F rating has "Cavity wall, as built, no insulation (assumed)", and the C has " Cavity wall, as built, insulated (assumed)". I'd be surprised if two houses on the same street that were built at the same time and look identical really were built with different insulation.

    That's because the assessors have entered the build date wrong for one of them - that then automatically includes the expected cavity wall insulation level for that build age, as well as insulation levels in the floors, unsurveyed roofs etc.

    So one assessor enters it as 1960s and it achieves an F, the next assessor as 1980s and it achieves a D.
