    It's going to make SFA difference to the value of your property.  To increase the value over and above regular HPI you need to increase the size e.g. add an extension or make the unmortgageable mortgageable. 
    But how much will the SFA change, i.e. will the change in terms of the SFA be higher than the cost of material + labor?

    Will i be able to DIY this project? If not how much are the fitting costs?
    My understanding of ‘SFA’ is different from yours

    In a falling market it is going to be very very hard to increase the value, sell it as is and price it sensibly are your best bets.
