I would go with the most expensive flooring to maximise your SFA return... This time next year Rodney we'll be millionaires!5 -

I’ll be the nice person. @maydin “SFA difference” means Sweet F**k All difference, as in no difference at all.People buy houses because they’re in the right area or in the catchment to a good school or the right number of bedrooms or have off street parking. An oak floor would undoubtedly be lovely to a lot of people, but that isn’t the kind of thing people decide to buy a house for.Stick with what you have, and give it a really good clean. It’ll be fine 🙂I don't wanna shut up, I want a 7up and a 10p mix-up.11

Having had solid wood flooring for 8 years, it would actively put me off. It's cold compared to carpet, less forgiving than carpet if you drop something breakable, shrinks even if you follow all the instructions before laying it, shows the dust more than carpet and I could go on.The best thing to do to maximise your house's saleability is to fix the stuff that needs fixing, and keep it clean and tidy.No longer a spouse, or trailing, but MSE won't allow me to change my username...7

If you were looking at marketability then I would go for the kerb appeal - well maintained garden and access, outside decoration , roof in good condition - inside, general decoration, nothing broken... Cost SFA !Never pay on an estimated bill. Always read and understand your bill1

It could make a difference if what you are replacing is a reason to put buyers off but adding value not sure it might just get more people in the door for a viewing and attract more offers (might). If you were updating something not touched in decades etc.
On this board a lot of people seem to be of the opinion that what potential purchases see with their eyes does not affect values. Unless we are so detracted from our American cousins where the practice of house staging can lead to higher than expected prices for sellers then there probably is something in this practice. What the eyes see the mind wants etc.
Having read the thread the TLA (three letter acronym) used was crass and unfriendly.
