Hi
Does anyone know how to negotiate with DW homes?
I thought all homes were negotiable but it feels like their sales guys have no agency to do anything. I never seem to get an angle. It’s almost as if they don’t care whether they sell the place or not.
Anyone had any luck?

It might be that the houses on that estate are selling quickly, and they have no need to negotiate?
Essentially, they don't care if they sell the house to you, only that they sell the house. And if you're trying to get a better price for the property (and rightly so), they might be able to sell to the next person through the sales office door at full price if its an estate with high demand.
Or maybe the sales guy is a pillock? Always hard to tell2 -
We didn't need to do any negotiating with the DWH sales guy where we bought. He put together a cracking deal for us. (Excellent part exchange on our old house, £10k deposit contribution, stamp duty paid, legal fees paid, moving costs contribution and free flooring throughout.)
But the house we were buying was completed and ready to move into. They wanted it off their books.0 -
The DWH accounting year end is 30 June. Maybe if you go back to the site nearer the year end the sales team will be keener to meet their sales targets?No reliance should be placed on the above! Absolutely none, do you hear?1

How did we know it was a good deal. Well to start we looked at what previous plots of the same house type had sold for and then we did our own assessment of what we were happy to accept. The deal was a lot better than we were expecting and we have later found out was a lot better than most accepted.
It's all a matter of being in the right place at the right time sometimes and perhaps it helped that we hit off a good rapport with the salesman. Who knows?
All we know is that we got a cracking deal on what has turned out to be a property that suits us perfectly.2 -
