    He wasnt doing my mum a favour by not increasing her rent for 10 years. He’s a !!!!!! who neglected his duty as a landlord by still taking rent when the windows were that rotten they were almost falling out! It was only out of fear of eviction (and location) that my mum put up with it so long. With hindsight she should have got the council to do an enforcement order!
  • What rent amount was your mother paying before the increase.

    With the increase was it in line with the going market rate?

    Some landlords don't increase rent and suddenly large unaffordable increase. 150% in one go will be unaffordable for a lot of people.

    Do not ignore the s21 as I am also in the process and part of my tenant's defence was that there was no tenancy. LOL there was a tenancy that ended November 2022 and continued on a rolling basis.

    Your mother should seek the assistance of the council with regards to housing, they will likely temporary accommodate her.

    That's quite a large increase! How is she supposed to find £1k a month, ridiculous.

    Basically he is annoyed he was forced to spend tens of thousands upgrading his house and so now either blames your mum (not sure if she reported it or they just found out) or doesn't but wants to recoup all of his money :( 

    Very sad tbh especially as that's been her home for so long. 
    But the rent has been frozen for the last decade...during which the CPI has risen approx 30%. 
    No sympathy for the LL though, he should have maintained the property and increased the rent each year in line with the CPI.
    And the rent tribunal has recognised that. They've upped it from £700 to £1042. 30% would be £210 increase.

    Neither of these numbers are near £1750.

    OP needs to find out if it's an AST or AT.

    Don't put up with it then, move? If you have a bad boss, you find a new job. If you have a bad rental, you find a better landlord. What is wrong with that.

    So the tenant chose to use the law, as is her right, to challenge the rent increase.

    But chose not to use the law, also her right, to ensure the LL undertook repairs.

    There are a plethora of protective laws for tenants these days. including a prohibition against 'revenge eviction' when enforcing repairing issues.

    And currently (though under review) LLs must follow a strict process if/when they wish to evict be that for business/economic reasons, or personal ones eg wanting to move in themselves. Back in the bad old days there was no 2 month S21 process!

    Hi OP

    How old is your mother?  There are some quite good housing associations that have over 55 properties.  I live in one, there are 33 flats and some huge communal areas.  We do have quite riotous parties :D

    With ours you contact the HA directly, you don’t have to go via the council.  The rents are reasonable and they are happy to take housing benefit.  There are properties all over England, the more desirable areas such as Bournemouth or the Isle of Wight have long waiting lists but many of the others often have vacancies.  PM me if you would like details 

    The HA as landlords are very good.  We all had a letter yesterday saying they are giving every tenant £200 to help with the cost of electricity.   :)
