I can't understand why someone would spend all that money on a kitchen and not have a sink in the main part ! it may look very fancy but is completely impractical ! Imagine trying to cook anything and having to keep going out to the pantry every time you need to fill a pan.

Even if they had some mega fancy techno sink with boiling tap installed, it would have made a lot more sense. I actually know someone who has an almost identical new kitchen put in  ( same units, island with the built in hob and tiles ) but they put the ovens at the far end, and had half height cupboards in the middle so the sink could go on top of them )

If the island can be moved down a few feet, you should have room for a unit in front of the window to put the sink in, and maybe the dishwasher and washing machine.

I would ask them what was done with the existing plumbing for the old sink when it was refurbished as it may be under the floor and just capped off, or they could have removed it all back to where the new sink is now

p.s. can you look at the back of the house under the kitchen window? The old sink outlet most likely went straight through the wall and piped into a drain out there

This is how the kitchen looked before they changed it.

So I’m guessing there would still be plumbing near the window, hence me thinking the bottom end unit near the window could maybe house a dishwasher and maybe have to take up some tiles around that area and have to refit them somehow once done.
Interesting. So the sink used to be there.

In theory, any floor tiles you may need to take up will be covered by the new sink unit in any case, so not a visual issue.

The other problem with an all white gloss kitchen like that is is shows up every tiny water mark and smudge. You will spend most of your time cleaning and polishing it !

I would agree with another poster saying don't be taken in by the initial wow factor of the kitchen. The price of that kitchen will definitely be added to the cost of the house, and if you can get one cheaper with an old kitchen in it, you can have it done however you want. ( I'll also bet in 5 years time kitchens like that will seem very dated and out of fashion, the same as grey and white painted houses will, and rag rollled walls and wallpaper borders do now )

I have a sneaky suspicion the sellers read that putting in an expensive flash kitchen would make the house worth loads more and went overboard on it as all that work has been done very recently, so it wasn't done for them to live with. Have they refurbished the whole house? Does the kitchen match the quality of the other rooms?

This is one of those design over function kitchens... It looks great but no sink in the main kitchen, no cupboards to house a dishwasher...

You are not going to be able to do what you want without major distribution. Is the sink just stand alone behind that wall or are there more cupboards there?

The whole house has been done to an amazing standard, including the extensions, green room and the en-suite and bathroom, really high quality tbf.

They bought it as their forever home and have totally redesigned it again to a very very high standard. The sink and washing machine are the same units but ticked it the corner next to the radiator in the kitchen picture. they spend more time abroad so they are selling up and leaving England behind, hence the house on the market.

I will say I like everything they have done except the layouts could have been better but thats our opinion, again they did the house to live there for the rest of their time.

I know there have been objections to a couple of things they have done but the planning was all passed and again it really enhances the work and house.

How wide is the space where the existing sink is fitted? Will it take a W/M and D/W?
And, will the island unit need to be moved to make space for a sink under the windows?

The space would accommodate a dishwasher and the existing washing machine if we moved the sink to under the window but then like you say would we have enough space between the sink and island? They have installed a ceiling extraction directly above the island hob so that rules out moving the island tbh.

Would need to measure the space at the window but my feeling is it would be too tight.

Going to speak to the estate agents later and ask them to see if they can find out sizes.

If the extractor is decent power, it doesn't need to be directly above the hob, so moving the island should still be an option. From the look of it, the extractor could be move along as well

Are you sure about that? That kitchen looks like it has only just been put in. Would be quite strange to do that and suddenly decide to sell up and move abroad
