Should I put in an offer before my second viewing?

Every generation blames the one before...

If it's been on the market a while I don't think it's necessary to put in an offer, just wait. We had a similar thing but in our case it was new to market in a fast moving area. The EA was clear that it was getting interest and suggested we might not want to wait until a second viewing - but we made it clear we were very interested and would almost certainly be putting in an offer, we just needed a second viewing to determine what that offer would be.
We got the place, honestly I think it made us look more like serious buyers and we weren't going to play silly beggars with the price after an offer had been accepted.1 -
I do wish I had viewed again before exchange as I might have smelled the damp, everything would have been different as I could have stayed in my rental whilst all the floors were replaced. I misinterpreted the seller's nervousness as Covid fears. If I ever move again, I will be more prepared with questions about any floor repairs/roof repairs etc and will ask to try all of the facilities.£216 saved 24 October 20143

I did do a second viewing 2 months in just to remember it and show my son and I felt that did spook the seller.1 -
I’ve offered many times before a second viewing.1

I left the property after first viewing and went straight to the estate agents to put an offer in. Not necessarily the recommended way of doing it but it was so much better than everything else in my price range that I just went for itAll shall be well, and all shall be well, and all manner of things shall be well.
Pedant alert - it's could have, not could of.1 -
I would be inclined to tell the agent that you plan to make an offer, but would prefer to do so after your partner has seen the property. Hopefully that would cause them to delay or contact you before accepting any other hypothetical offer that came in in the next couple of days.

Just make the offer0

If I was the seller I would be hesitant to accept an offer if only one person out two have viewed especially if I have other people interested. So I would say best wait for second viewing, they will understand that your partner also needs to see. It also means you are quite keen. If you are now both happy with the place then you can make an offer.Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)
