Should I put in an offer before my second viewing?

    Use the second viewing to show interest to the EA and at the same time enquire the vendor’s willingness to accept an offer below asking

    Your second viewing is only a few days away. Wait until you have seen the property again before putting your offer in.

    You will notice things on this second viewing that you missed on the first.

    To me, it's odd to make an offer and then ask for a second viewing.  As the vendor, I would be wondering if you were thinking of changing your mind. When I bought my house recently I knew it was the right house and as much as I would have liked a second viewing for curiosity sake, I didn't feel it was necessary and thought it might confuse the vendor.  If I felt like a second viewing was necessary then to me that means I am not 100% sure, and therefore I should wait before putting in an offer.

    I agree, it is normal to put in an offer after a first viewing, but not to then ask for a second viewing shortly after, this would raise a red flag for me too if I was selling.

    Most people view as many times as they are going to, then put the offer in, then may view once again just before completion just to check its ok, or to make measurements for carpets or curtains or furniture they are odering ( although a lot don't bother doing this )

    On both of the houses I have bought, my 2nd viewing was also the first time I opened the door to my new house....

    When I was selling I always viewed a second viewing as a positive and hoped I'd be receiving an offer.

    Do try and run the taps/shower, flush the toilet etc.  When I moved in here the bathroom sink taps screamed as they needed new washers, as well as the shower.  Toilet has a horrible drip I still need to get sorted as I'm on a water meter.

  • We made an offer shortly after a 2nd viewing. Someone said that first viewings are based on emotion (heart) while second viewings are based on logic (brain). The second viewing for us was a great opportunity to meet the vendors and ask questions.

    Same here, one viewing was enough for me to know it was what I wanted

    You didn't view again just before exchanging to make sure you knew the state of the property before you were legally bound to buy it?!
