    When we moved out of our last rental, the check out report claimed our cats chewed the kitchen units. Even our maine coon would struggle to get her jaws round the section chewed by the previous occupiers  (landlord's son) dog.
    The checkout report made multiple references to a check-in report. The problem was that we never received the check-in report when we moved in and that killed the claim for deductions.
    Anyone can 'submit' an invoice for cleaning, just go on the HMRC website to see what information you need to include for it to be valid.

    Good Morning Everyone, 

    Just wanted to thank you all for your replies, moving out is stressful enough without the landlords agent putting pressure on knowing that the average tenant probably doesn't know or has a hazy understanding of their rights. 

    Your replies have helped alleviate the stress and i hope this post also helps others in the same scenario. 

    Judging by how the estate agents have been, I reckon I'm in for a fight no matter how clean the house is.

    It is in the Tenancy Deposit Scheme. 

    In addition to all this, the estate agent have just given me a poorly written document called the Vacating Tenant Checklist. Its basically a word document with a table stating all the various cleaning / vacating expectations.

    It has a "cleaning where pets are present section" which states; "the carpets and floor coverings should be cleaned throughout the property and treated with pesticide, we will require a copy of the receipt". 

    It ends by requiring a signature under the following sentence: "We hereby confirm that we have returned the property as per the schedule of condition, along with all keys provided to us, at the start of the tenancy". 

    Do I need to sign / agree to this?

    It doesn't look like an official document, just some pages typed up in word in about 5 minutes.

    Yeah this makes sense. 

    Apologies, this stuff is just causing a bit of stress and I'm just tunnel viewing the estate agents expectation of paying people to clean. 

    Is this document something I need to sign? There's no mention of a "Schedule of Condition" document in our tenancy agreement.

    Anything like that table given to you AFTER you signed the tenancy agreement are irrelevant unless explicitly referred to in the contract (eg. something like 'End of tenancy cleaning: See annex 1: Cleaning where pets are present')

    If there are no pictures and no inventory provided at the start of the tenancy then claim the deposit back in full, wait for them to counter claim and then agree the damage to the carpet, but nothing else. 

    Re the mattress... it will depend on the correspondence you have. If they said you could get rid of the mattress as end of life or if they said it was okay for you to get a new mattress if you want one. Remembering that any claim will be for the value of the second hand mattress you got rid of - so maybe 50-70% of the value (depending on the quality, therefore the expected life span of the like for like replacement). Alternatively, you could buy a cheap 'bed in a box' mattress?
