Neighbour extension will it devalue my house

Hello, my house has both my garage attached on one side and my neighbours garage on the other, however my neighbours garage isn’t attached to their own house. I believe it’s called a linked detached. My neighbour has advised me they are building a 3m extension across the back of their house and onto the garage. Removing their walkway between their house and garage to their garden. This will effectively link my detached to their house which is a semi.
im concerned this will impact the value of my house and also noise. My neighbour believes planning isn’t needed at the build will not go out 3m from their house.
Can anybody offer any guidance if I should be concerned?

I dont think it will make any difference to the value of your house. Most people know a link detatched isn't actually a detatched house anyway as you are attached to a part of someone elses property, and they could have decided to convert their garage to a playroom for screaming kids or a workshop for metal work, so a noise issue would always be possible even without them building an extension.

I'm not sure there would be much you can do about if you were concerned, I don't believe reduction in value of a neighbouring property is a valid objection to a planning application.Tall, dark & handsome. Well two out of three ain't bad.0

Are there any boundary regulations? I'm struggling to work out how their garage is attached to your house, but not theirs. Obviously I understand how, but it seems a weird set up, meaning yours isn't really detached either. Is there anything in the deeds to help you? I guess, ultimately it's their garage and they can do what they like with it, but I'd look at the things I've mentioned if you're concerned.£2699 credit card (£3848 01.02.23)

So my house is the one with the red tag. My garage on the right of the house, neighbours is on the left. They have a small walkway separating their house from the garage.

Ah, I see. So really the extension won't be visible from the front, or yours. I doubt it will make much difference to yours. Seems an odd choice to have built the garage on to yours, rather than further forward on theirs, but nothing you can do about that. Fi gers crossed they employ considerate builders.

Looks perfectly feasible to me as long as they have permitted development rights.They are allowed to attach things like services, plasterboard, furniture etc to the party wall without a party wall agreement as well.As someone has already said, house value and noise wouldn't even be valid objections under planning rules if they did need permission.It won't devalue your property, it can't even be seen from your house and you'll be no more attached than you already are. The building is already attached to yours, it just looks like how they use it may change, though it may not. Depends on whether they'd converting it as part of the project or just extending without using the garage.Everything that is supposed to be in heaven is already here on earth.

It’s a link detached now and it’ll continue to be a link detached after this extension is added. Therefore I can’t see how it would devalue your house.
In order for your house to become a semi the extension would have to be far greater than what they’re proposing. Until that point I wouldn’t worry.1 -
I guess it's a single-store extension as the planning permission isn't needed. Otherwise the house can easily become semi-detached and, indeed, loose value.That said, I've seen semi-detached houses that estate agents shamelessly call 'link-detached', e.g.

So I am guessing they are building on something like this maybe to make a bigger kitchen? You will still be a link detatched, and with the garage between the two houses it's unlikely it will produce any more noise.
I don't think you need to worry about the vaue of your house either.
