What sort of reference did you get from former landlord, please?? Did you get one from the landlord before that one??Estate agent were told they had given up jobs to look after the sick daughter and had a guarantor. Apparently because former landlord was in litigation but hadn’t been to finally hearing the guarantor passed credit checks (used same guarantor). Estate agents went with credit check “as former landlords dont always respond and it was enough guarantor passed credit checks0

I’m not sure what your comment is meant to mean but my sister has been a landlord for 17 years using same estate agent. She has now sold all her properties

I don’t think there were others interested . We had trouble renting it as large property in a very nice area. 2 bedrooms rent far easier in this area, which is what my sister rented out previously0

A good rental should have lots of people chasing it, and a good landlord should be able to pick a good long term tenant, working and with a decent reference from last landlord is probably the basic requirement, you are not going to make money as a landlord so in my opinion the sooner you evict this tenant and sell the property to someone who wants to live there the better.jillconey said:I don’t think there were others interested . I would have thought a large property in a nice area would have had more interest than just someone who doesn`t like paying their rent?1 -

She has now sold all her propertiesYour sister may have been lucky but this Agent has properly screwed up on your behalf, firstly by not getting Landlord references and secondly by not securing the correct paperwork for the Guarantor. They should not be takiing those risks on your behalf just to get a commission.People can dig all they like about the property or your inexperience but this is the root of the problem. The Agent needs to be sacked and/or the subject of a redress complaint. (Are they members of a redress scheme??)

Probably not at this stage, but the OP should sell up and stop being a landlord probably after this tenant is gone, I think that is what was meant?Lavendyr said:
