    If I don't get the certificate from the local council before the 28th February, will that be the end of the road? Or will there be a procedure to appeal pending this information?
    To my knowledge the council has no legal obligation to pay for an EPC certificate for existing tenants.

    I doubt that they will pay the £60 for it.

    Reading through the documentation at the moment and the complete quote is

    Given these differences, floor area data from EPCs for flats and houses will be converted in different ways to align with VOA data. Both adjustments will be based on BEIS analysis of the EPC and VOA datasets matched at address level, used to calculate the median percentage difference in floor area, for flats and houses separately.[footnote 10] The adjustments outlined below will be applied to the Total Floor Area on the EPC and mapped to the corresponding floor area band from the VOA (listed in Table 5), used in the energy cost score calculation.

    • for flats, the EPC floor area will be reduced by 23%
    • for houses, the EPC floor area will be increased by 14%
    As nobody would know if the size comes from VOA or EPC, they can only base it on VOA, and if the size is taken from the EPC you need to add or subtract. 

    In case of the OP the proerty size would go from 75m2 to 85.5m2. Of course only if the EPC would confirm the 75m2 size.


  • Yes unfortunately I cannot confirm the 75 square meters - I was going by my nearest neighbour on the Govt website, but now I see that doesn't make sense. It's very confusing.  I think I'll just have to wait and see.
