    Going from the official list/spreadsheet your property is not elegible.


    By their criteria your property is to young/small.


  • Pochase - that's interesting, but how can it be that all the other houses in this council street are the same and it says they are eligible.  Or am I missing something else?

    What information are you using.

    For example the information on the EPC might be wrong and show a bigger or older house.

    I have checked the EPCs of the 5 houses in our terrace. 2 x 92m3, 2x61xm3, one does not have an EPC.

    All houses are the same size in reality, and 92m3 is correct. 

    Did you check that the age and size were correct when you checked?

    Absolutely no reason to feel silly - it's the system that has caused the confusion!

  • So, giving it some more thought.  The 75 sqmeters and date of build I was basing on my neighbours may not be accurate at all and I just have to wait for the local council to provide more information - again hopefully before 28th February.

    Even worse, they might be the same size, but the EPC says something different.

    In the case I decscribed with my neighbours the houses are really the same size, but the EPC says something different. and the EPCs are used as base for the decision.

    When you went through the form with their address, what size did it show?
  • I recently checked the EPC's for the identical properties in our block to inform a complaint we have about our recently done one. Of the 6 identical flats, there were 5 completely different floor areas - ranging from the smallest at 51sq/m through to one at 70-something (I think they must have knocked through to next door!)

  • Add to that the fact that EPC floor area on converted to match VOA floor area for the WHD (houses +14%, flats -23%!!!!!) and we don't know if the checker takes that into account.  Or even the people on the helpline, whether the system they have takes that into account.  I doubt the call handlers themselves even know about it.

    Ridiculous all round.

    Any idea if the excel sheet is based on the adjusted size or on the real size?

    It would be quite easy to build the adjustment into the sheet.
