just a quick update on my situation ( I know how annoying it is when the OP never updates after receiving good advise)
we have now had an offer on our flat which we have accepted. It’s give or take what we paid for the flat in 2016 but it gets us moving into a bigger place. Now begins the excitement of conveyancing etc all over again for a second time !11 -

I think there may be a limited market for this sort of flat, so make it look as good as possible on the photos and price it accordingly.0 -
