    just a quick update on my situation  ( I know how annoying it is when the OP never updates after receiving good advise)
    we have now had an offer on our flat which we have accepted. It’s give or take what we paid for the flat in 2016 but it gets us moving into a bigger place. Now begins the excitement of conveyancing etc all over again for a second time !

    It may not always be a betting shop.......

    I personally would not even consider a flat above a shop, although of course things may be different in London.

    I think there may be a limited market for this sort of flat, so make it look as good as possible on the photos and price it accordingly.
    Why different in London?
    Because the housing market appears to be different there to elsewhere in the country and flats above shops may be a quite acceptable form of property.  I don't think they are elsewhere.  AAUI, they are quite difficult to get mortgages on.

    There are flats above shops in every town and city in the UK, the only difference in London is that there are a lot more of them! Many people like being above shops for the convenience, whether in London or Fort William or thousands of places in between.
