I personally would not even consider a flat above a shop, although of course things may be different in London.
I think there may be a limited market for this sort of flat, so make it look as good as possible on the photos and price it accordingly.0 -

There are a lot more flats over shops in London than in suburban and rural areas.Nothing is foolproof to a talented fool.0
