    I guess whether a betting shop would be an issue would depend how good the noise insulation from below is - otherwise I can see that perhaps the noise of TVs on all day, plus added shouting etc during particularly exciting races or similar could be an issue?

    It may not always be a betting shop.......

    I personally would not even consider a flat above a shop, although of course things may be different in London.

    I think there may be a limited market for this sort of flat, so make it look as good as possible on the photos and price it accordingly.

    There are a lot more flats over shops in London than in suburban and rural areas.
    Nothing is foolproof to a talented fool.

    But every town and city in the country has flats over shops as well, that`s why I asked about what`s different in London, obviously the scale is different but not much else?

    No - they are a group dedicated to all things property. There are mortgage brokers, landlords, sourcers and trades people.

  • I sold at auction and found it eyewateringly expensive, never again for me.  £795 to go into the 'catalogue' and onto their website listing, then 2.5% selling fees plus VAT.
    Yes, probably better to just price it correctly on the open market.
