How much should a new bathroom cost?

    Think how difficult it is to work in a room of that size. Our bathroom is quite large in comparison to the rest of the cottage, but it made it a lot easier to install everything.

    My bathroom is around 2m x 1.9m. The price for the sanitary ware and fittings etc came to £8000. That’s without the price of timber, tile backer boards for walls and floor, all the plumbing bits and pieces. Then add the price of the tiles for walls and floor. 
     I fitted it myself but it took me nearly 2 weeks to do.

    Here is a recent quote in London for a 4 sqm bathroom for just under £10k.  



    OP's quote definitely seems excessive if all they need is basic bathroom, not the bathroom of a bordello!




    Basic tiles with minimal tiling, basic suite, vinyl floor but effort made to provide the bones of a new room.  £4k of fittings would bump that up, would it not. 

    Thanks for your reply.  And yes as you say it’s a quote for something very basic.   The main focus is on restoring the structural integrity of the bathroom.  The quote is from a “decent one man band” as you phrase it, a tried and trusted self employed builder who will project manage and call on the other trades.  But he is below the VAT threshold.   I’m sure if I went to one of the bathroom design companies not far from here I could get a quote double or triple that amount.

    I posted photos of the room here which shows the other end of the scale, a small and badly deteriorated bathroom in a rental property which just needs to be made presentable again (though whether that will even happen is another story…)

    I saw that!  I had that bathroom 22 years ago. It was a nightmare.

    I didn't add anything to the thread because your problem is the landlord rather than your own to solve, but cringed when I read that the landlord wanted a 'shower cabin'. Those things really are poor quality and I feel like a Legionnaires Disease risk 😬

    There is definitely such a thing as false economy when it comes to building work.

    The flat is in a £1.3m Victorian property in a desirable inner London location, but with a landlord who just won’t spend money.  

    I bet his own bathroom looks as nice as one of yours!

    Anyway - to bring it back on topic, the point’s been made that there are bathrooms, and there are Bathrooms!

    I'm not sure about the true risk but I really, really don't like the numerous places that germs can harbour in those things.  They're not easy to clean and the parts are really cheap.  Anytime I've seen one it had already been broken, covered in limescale and they weren't very old.  I think there was a time when people thought they might be a good idea but time has moved on.  Your landlord hasn't!

    Then how much for the labour?

    I've known a plumber to charge £380 a day.  The builder who can do the installation as well as tiling charges £280 but he would want more for managing the project.      Electrician comes at £50 per hour.    Plasterer is just £220.     That's in London with sole traders, no VAT.    So yes would be surprised if you couldn't get your quote down to £10k all-in.
