Selling changed items after completion

Hi,

Recently completed on my house but the rads are different to what was pictures with? And downlights under kitchen worktops are missing?

Is this allowed?

    What does your TA10 say?

    Lights fall under that, radiators I think would be a different story unless specifically mentioned anywhere (I may be wrong)

    We had ikea down-lights that were stuck on with double sided tape and plugged into a wall socket, so we took them. They also were not immediately visible to viewings as behind the decorative plinth, unplugged and not turned on.

    If they had been screwed into position and hard wired, or an important part of the overall styling, I would have considered them fittings and left them.

    They were also not detailed on the TA10 either way.

    Also did you inspect immediately before exchange and were the radiators present then?

    seems a bit drastic to take radiators, were they very fancy ones? Lot of work to get new ones put in unless there was a problem with the old ones.

    When you viewed, were the rads different from the pictures? Could pictures be from a previous sale?

    Very weird to take the radiators with them  :)   I assume they had replaced them with new ones? Maybe the old ones in the pics were knackered and they had them all replaced, in which case it's a bonus for you.

    In which case you go back to the solicitor with your evidence (sale brochure and seller information form that clearly doesn't mention they were taking the radiators) and tell them you will be seeking costs to replace the original radiators show in the photo.

    In theory you can claim for the cost of the radiators and having them all fitted.

    How many radiators have been swapped? It's such an odd thing to take! I know designer radiators can be VERY expensive so were they particularly posh ones?

  • They was designer rads that was taken, and was present when I last viewed about 3 months ago. But was replaced with smaller white double convectors. The form just states rads included.

    Hang on - are you saying that they have removed radiators - as in central heating - and replaced with electric convector heaters? if so you definitely need to get that followed up on! (Not least as it will send your costs spiraling through the roof!)
