New build layout issue found one year after purchase

  • I think this is something you should have raised before you completed and don’t think there’s anything you can do now. 

    What has changed now and why is it causing you anxiety so much you can’t sleep? Is there another issue going on? I think trying to understand why this is bothering you might help. 

    Personally, I think I’d prefer not to have an en-suite in a 2 bed property as it will give you more room and there aren’t lots of people in the property. 
    There is a lot snags that haven’t book repaired and I’ve been trying to get it all done since I moved in. My developer is just very unhelpful and I’ve heard of people from shared ownership properties getting discounts to do new patio simply because they didn’t like it etc. whilst me as a freehold property - I had an issue with slabs being damaged by the paint and they argued with me for months and tried to clean them rather than replacing it. That’s just one example. Now I have mould growing and infestation of tiny bugs due to humid environment in my bathroom due to extraction fan being too weak for no windows bathroom and one of my skirting boards is damaged because of water dripping somewhere around the bath as they didn’t fit the bath and over bath panel correctly and they argued they will not replace the fan for more powerful one. Something that is cheaper than the £1,5k discount they gave some entitled Karen. ☠️ I also have more snags that they haven’t rectified, but that is the most urgent as I am a clean freak and the infestation of bugs is due to the mould and humid environment not because it’s dirty etc. Now on top of it I found out about other properties having en-suite and it means I paid more for my house than others did as en-suite adds to the value of the house no matter how small it is. (My house is big for a 2 bed as it has 77m2 and I’ve seen 3 bed new builds having only 80m2 or 75m2). 
    You realise that this attitude is really not doing you any favours, right? Perhaps “Karen” raised the issue at the right point, dealt sensibly with the developers, was polite and above all didn’t present an argument that suggested they thought they were somehow better than owners of other similar properties in the development, and so got a resolution that she was happy with… 
    She was a typical “Karen”. Came up to me when I was moving in, asked to be let in to see my house etc. and said to me that she wanted my house with my garden as she view it before she signed the contract and I was confused why she would even view my reserved house etc. and she raised it after she exchanged and moved in, but straight after. She said she was arguing with them, so I can only assume by her attitude to me when I moved in how she was to them.

    There are definitely conclusions to be drawn about attitudes here, I’d agree…

    IMO this is why sadly social housing combined with full privately owned on same  developments often doesn’t work, sadly - a nasty “them and us” viewpoint often prevails.

    You seem just as interested in the interior of others' houses.

    If you cannot stick to the facts regarding the marketing, exchange and completion of your purchase - I don't think people are going to be able to give you much helpful advice here.

    Is this the same house that in March 2022 you had issues with the Service Charge ?

    Please do not come to conclusions when I’m now comparing how unfairly I am treated and saying “shared ownership” and “freehold” properties as it doesn’t mean I see them as worst. Why I’m mentioning them is that I would expect freehold properties to be treated on the same level not worst than people who pay less. Her being a “Karen” is a known term to describe difficult to deal with people and it doesn’t matter in the slightest to me if she owned a freehold property or not ! She would still be a “Karen” with her behaviour when she came up to me with her attitude trying to enter my house on the day I got my keys. When this is the last thing people want. The fact she is a shared ownership owner was only mentioned to show how even more unfair it is to be treated worst than someone who paid half the price. Not because I think she is worst, so stop insinuating! My solicitor did a great job and as I provided above her quote in the other reply - my solicitor raised it to me in the first place how unhelpful and rude developers and their solicitor were. We also have social housing people which is different to shared ownership owners and I speak to them normally as I speak to anyone else. I’m not even English myself, I moved to the UK 7 years ago and built my career from scratch and bought my house completely on my own with no one’s help, so you trying to judge me and insinuate that I’m against people with less money is out of order!

    Yes, it is me. Great you have fun judging me rather than helping! No one is perfect, and no matter how much you research, in the real life, in the midst of the buying a house with the developer and their solicitor not being helpful and threatening they have people in the queue waiting to buy your house if you don’t exchange, I wonder what would you do, knowing the interest rates were going up any minute, everyone was panic buying and overpaying for worst houses, there was no other houses you could buy, and you really wanted this particular house. I literally felt at the time like I had to beg developers to sell me this house. We had a lot of things being incorrect on t1 and contract that my solicitor fought to get amended and in the end I had to sign it as it was as she said we were “in their hands”

    No, I reserved the house before it was build, but we didn’t exchange until it was built. The issue with the plan like I said was found by me few days before we exchanged when I went to see my house before the exchange, but due to other issues at the time that my solicitor found on the t1 and contract that they were refusing to correct, I was worried and just wanted to exchange, so stupidly sent them this email: “
    I have realised I am missing the actual layout plan of my house. The one I had initially provided during reservation includes the en-suite in one of the rooms, which is not the case for my house. Can you please provide the updated layout for both, downstairs and upstairs of my house? ”
