If you are referring to the change of use from c4 to Sui Generis that is for more than six persons. A six person HMO does not require planning permission unless Article 4 declaration applies.Cedartree123 said:Planning and licensing are two different things. check on your councils planning pages. If no planning permission has been granted to convert it into a 6 person plus HMO, then it is worth giving your Council’s planning enforcement team a call to ask them to investigate.
Selective licensing is also irrelevant since a six bed HMO would already require a mandatory license.
So the situation for the OP is that planning permission is not required but a license application would be required prior to occupation. The only grounds for objection would be some failure to meet the licensing requirements which is probably unlikely if the developer knows what they are doing.
If I was in your position I'd make 2 phone calls: the first one to the council for them to investigate the matter; the second one to an estate agent to start the proceedings for selling your property and move out of the area.We have a ymca around the corner from our property which I assume would be worst than most bedsit and I didn’t even know it was there until I was told.The looking down on people who live in bedsits in this post is actually pathetic tbh.5 -

In fairness, we've had more noise living next to our current neighbours (a couple/baby with 3 very loud dogs who constantly argue and in fact are right now, drugs play a part in this and we have always liaised with the relevant people when asked) than 6 bed first year pilot group (who always alerted us if there was going to be large amounts of noise which was once a month if that). There are several families of my nationality in the same postcode area to where we lived about 15 years ago. I've only knowingly met one of them (an aviation professional who did some translation work for a documentary for an event I was working but didn't take part in 2007), but that was when working on a completely different project several years later.
Your post comes across as very judgmental towards certain nationalities and I'm not sure how that is at all relevant to any concerns you may or may not have.💙💛 💔5 -
Perhaps they are going to let them to very respectful, rich and quiet overseas students rather than drug addled criminals? or students from the local deaf and mute school? That should allay some of your fears about your house price being effected...
The noisiest neighbours I ever had were a VERY well off doctor and his wife ( this was just their City house as it was close to the hospital, he had at least two others ! ) who seemed to have dinner parties at least 4 nights a week into the small hours, always had half the street filled with their friends cars and would stand out in the street all shouting to each other when they left....2
