    I would swap kitchen and living rooms, and carve a bit for the hallway something like below. The question would it be worth it doing in a new build, or maybe just easier to find a different home.

    Would have been better if they did that in the first place but not great having utility room and loo off the sitting room

    I left a large edwardian house and moved onto an estate built over the last 10 years, there are assorted designs of houses 2-5 bed, 2-3 storey - some very traditional layout some more open plan, they are all really nice and very practical to live in - it can be done

    Drainage and water supply would be the issue there - more so if the property has a combi boiler located in the rear part of the house.

    It also looks like different windows would be needed as the current sill height appears to be lower than standard worktop height.

    Some people also want a kitchen overlooking the rear garden, partly for lifestyle reasons, and the more traditional reason of being able to do food prep whilst keeping an eye on the children playing in the garden.

    Not everyone wants that though... likewise, not everyone will be bothered by the front door opening directly into the lounge.
  • Why would anyone buy a new build then immediately start renovating?

    If they lay out ain't right for you, then don't buy it! Simples.

    I have another friend who bought a house with a ridiculously small hallway, but their garage has a back door into a utility room off the kitchen.  So they always enter through the garage, which is where they keep coats and boots etc, it's not habitable by a car.

    We rented a Georgian terraced cottage which had a front door straight into the sitting room. We bought a heavy duty clear plastic runner which stopped the carpets getting dirty. We had the TV in a corner. Then when it went wrong, we ditched the TV and haven't had one since.as we watch catchup and Amazon Prime. Must have saved us a few thou by now.  

    There was a coat rack in the dining room and another at the bottom of the stairs. There was an under stairs cupboard for boots and umbrellas as well.
  • Only way around it could be to place a tv on the wall directly opposite the window, or on a stand in the corner. Then place the sofa/seating in front of the window

    Where do you place the screen on which you watch catchup and Amazon Prime?
