    Is it large though? I've seen a few new builds that look large on the outside but are tiny inside. This appears to be one.

    I've lived in a place with the same arrangement before (a one-bed terrace mind). The stairs and front door into living room made it feel more like a hallway to me, I never liked it.

    That is crying out for the space under the tiled canopy to be made into a porch by the addition of another door in line with the front of the bay window.

    Personally I wouldn't buy a place like this - if you have doubts about the layout, then people you might want to sell to at a future point will have the same concerns, so it would be a more difficult sell. 

    I live in a flat with a distinct hallway from the front door, but a backdoor that goes to the patio - that isn't an entrance, but the floor still gets quite dirty there.

    If you choose to go ahead I believe that all people coming into the house should enter through the utility where you can have coat hools etc leaving front door for deliveries only.

    I've lived in such a property, but it wasn't an issue as the parking was at the rear via cul de sac, so the front door was only ever used for deliveries.

    I'm surprised a brand new property can still be built without a porch due to modern insulation requirements.

    Garage conversion may not be possible, check the planning situation.  Some councils now remove permitted development rights for garages, especially if the garage is counted as a parking space to meet minimum off road parking requirements.

    It’s crying out for that junk storage room (aka garage) to be converted into a proper lounge.
    I agree, crazy having what looks like a small lounge, where the front door entrance is, and no porch, when they have wasted space on a garage, when the property already has parking space on the drive.

    Very poor house design all round I think!

    I had pictured a tiny house when you said about the door opening into the living room.  It seems crazy that the front of the house is recessed where the front door is and they haven’t added a porch. 
    There is always a compromise when buying houses but when buying a new build for a new build premium price I don’t think I would be happy with the compromise.  
    As other posters have said if you dislike the layout now then you probably will dislike it when you live there.
    do they have any other houses on the development for sale with a better layout?
