    A quarter of a million pounds is quite a lot of money. If I saved 20% of my income it would take most of my working life to reach £250K. We need a sense of perspective.

    Websites are able to tell how many unique users have viewed the page and how many have clicked through to request more information. I know our estate agent (sporadically) sent us these details through and how they compared to the average. Obviously people viewing and clicking through on certain properties when they generally aren't interested will skew the results but I don't think you can get a great sense of interest in your property from these stats anyway as people are nosey and plenty will just look for the sake of it

    A huge tax bill kicks in at 1 penny above £250k. A colleague tried to get a £263k house knocked down to £250k avoid this tax but the seller ain't having it. So the colleague took his property off the market as he cannot find anything - has given up. So, due to our dear chancellor's behaviour, an impasse. I believe this is affecting a lot of potential sales.

    I don't claim to know much about the whole stamp duty etc, :confused: but it is a massive jump in money to pay which obviously puts a lot of people off buying around the £260k mark. Why can't they work it like income tax so that you pay 3% on anything above £250k and only 1% on the rest (above the initial stamp duty threshold obviously). Then again that would mean a lot less money to be made for the government though I guess:eek:
  • Only a small percentage of houses are sold as just above the threshhold. That said, SD could be configured to make just as much money and be seen to be fairer.

    Alternatively, make it payable by the seller.

    Where I live (outer suburbs of London) most semis are hovering around that threshold and the example of my colleague was a 2 bed semi in Chertsey just inside the M25. In these green-thinking days there is also no incentive to change houses to move nearer work - instead, a fine of £10k to the tax man.

    Oh, and whether paid by buyer or seller it has the identical effect on the market.

    Not true. A tax on buyers has an impact on demand. A tax on sellers affects supply.

    If the tax were paid by the seller yes the seller would be more aware than the buyer of the existence if this tax. And adjust the selling price accordingly, to achieve the desired net income in order to buy the next property.
