    If its been on for a year you have a problem. It looks bad if properties are on the market for a long time. Almost certainly you need to drop the price - what is it, which location and how much have you got it on for?

    Your language confused me.

    You described your house as "developed" and said of the neighbour's sale that it was sold to a developer to be developed.

    And in the first posting you refer to it as a property.

    It sounds like: this is not your HOME, but a development opportunity you entered into to make money from.

    We attended an open day for a house on for ages with 5 or 6 agents.

    We went assuming there must be something wrong with it and the owners must be desparate, and came away thinking there was something wrong with it and the owners must be desparate. As long as the house is on Rightmove, why so many agents?

    TBH you have missed the boat for sales; I would not want to sell ours now in this market. Price is the only weapon you have left.
    Been away for a while.
  • Buyers are nervous so you have to tempt them, consider their concerns;

    They can,t borrow as much
    Mortgages are more expensive
    Bad time to sell
    Don,t want to end up with negative equty
    the list goes on.

    You haven,t said how desperate you are to sell, have a word with your EA and see what value they put your property at for a forced sale, ie. 6-8 weeks, this should open your eyes.

    Above all else adjusting your asking is the key.
  • Lol, yes i got confused trying to explain myself lol the property is on the market for £250k and this is a home where I have lived for 14 years we did lots to the property to make it the value today, the property which sold next door was pretty run down and the guy who has bought it is completely renovating it because he wanted a project but he won't be selling it he said he wants to stay there! Which is a slight relief because we thought that may go on the market once its complete!

    Have you tried checking the Land Registry figures for what houses are selling for or are you going by asking prices? There can be quite a discrepancy.

    If you really need to sell, go to auction - you can be sure of getting the market price (the market being those in the room). You can always set a reserve which isn't declared to bidders.
