To add to my original post, the problem we now have with this, is that the property has a flat attached to it. which has a tenant in it. it was my mums instruction that the tenant has the right to stay put for 6 months after shes gone. hence tenant has 6 months from dec 15th to find some where else to live. so we can not sell the house till june 15th. unless tenant decides to go before.
so in the meantime the other thing I didn't realise is what was not paid or covered for under mums funeral plan. as well as other costs from various parties. these include
insucient funds in funeral plan. £260.00.
internmant of the ashes and
writing the headstone. £1000,00.
out standing carers charges for care
during mums last few months. £1600.00.
probate costs? nobody knows yet.
thats to name but a few. and I fear there are more to follow.

@clive0510 - re probate, there is a fixed fee which I think £273 - until probate is granted some things can be put on hold ie debts to estate such as utilities etc - just make sure the property is insured
re the headstone - have you had this done yet? just going to say you can wait a while to have that done - no hurry.

Due to covid we had a 7 month delay between Nan's funeral and wake.
We decided to hold onto her ashes and have them interred immediately before the wake.
So didn't need to pay for headstone etc for some time.0 -
We were told we had to wait 6 months before having the headstone erected as this allows time for the ground to settle. I am glad we did, because it went on beautifully and looks perfect.1

Thanks for your replys really appreciated. so I'm just going to do nothing at the moment. each time i phone the solicitor it costs me money.
so we are paying ------- solicitor good money to sort this. I have emailed them to that effect. thanks for your help and advice. frustiaion levels coming down slowly.0 -

Who is the landlord now?
Has the date to end the tenancy been agreed in writing between the landlord and tenant?0 -
Has the estate of mum given the tenant the legally required notice of the change of landlord? Without that rent is not due, and more importantly, the estate can't give the tenant notice.
