We had ours valued last week and actually went on for lower than they suggested as we had a figure in mind and want to sell, not sit on the market for months, I know the market is slow but the agents are not doing themselves any favours if they don't price it correctly. We've found the house we'd like to buy but as we're not in a position to offer on it yet we are just like you, keeping it all crossed that they don't sell first!
We have our first viewing this afternoon so fingers, toes and eyes crossed! If nothing else I'm looking forward to some feedback incase there's changes we can realistically make.

Jellytotts that's good going from listing to first viewing that fast - I wish things were moving anything like that quickly round our way and with the property type we're selling! Good luck with it! Sadly our big issue locally is that flats simply aren't selling at all - there just isn't any movement which is incredibly frustrating.
I forgot a small piece of MSE-ness from the weekend. I'd been considering trying to find time to dive in to the charity shop for some second hand books before we headed off on Friday, but having given it some thought, decided to just download a free prime reading option or two onto my iPad instead - I'm not the biggest fan of reading on the tablet but I do pay for Prime membership so may as well make the most of it! In fact I found a book which has had me absolutely gripped all weekend, and I'll be searching out more from the same author now!
I have however just completely offset the MSE-ness above and previously by having finally ordered my new camera! I did shop around relentlessly, and have managed to find it for a good price from a company I'd bought from before - it will be a grey import but then so was my current camera, and even allowing for paying extra for an extended warranty which gives me UK cover, plus an extra amount for getting it delivered by FedEx rather than just as a standard delivery it's still over £100 cheaper than it would have been from a UK seller, and the people I have ordered from seem to actually have some stock - which nobody here has! Just waiting for the order to be processed now so I can find out when I'll be getting it, but very excited! This will be being bought with some of the money left to me by my Great Aunt so I'm glad to have finally committed to buying it! I've also ordered the adaptor I will need to allow me to use my existing lenses with it too - MrEH is buying that for me as a (very) belated birthday present so that's a win!🎉 MORTGAGE FREE (First time!) 30/09/2016 🎉 And now we go again…New mortgage taken 01/09/23 🏡

I suppose a lot of flats are perfect for the 1st time buyer market, @EH, & I expect a lot of people who'd dearly love to buy are struggling to get deposits together, especially with rent rises to contend with, on top of their energy bills. Your time will come. It's a shame about the property you liked going back onto the market, but understandable that the sellers want to crack on. You never know, it may turn out to be like those 2 properties I posted about a while back, which we lost, then the estate agents got in touch (too late) practically begging us to buy them as they'd both come back on the market. You can never quite tell how things will pan out with the property market.
Mr F was scoping out new camera lenses when we were in the city centre last week. He has what he describes as a 'good entry level' digital camera with an additional zoom lens which he bought a little later. He particularly seems to like taking wildlife shots & has managed some lovely ones in the last couple of months, including a weasel poking his head up out of a hole (a case of right place, right time, I think). Back in the Spendy Decades, Mr F getting into a new hobby involving 'kit' would have been meant a credit card bonanza, but he is very careful now, & although I think he will buy a new lens (can't remember the type), I know he will spend ages researching it, seeing if there are any good 2nd-hand ones on the market, etc. I get a lot of pleasure from his pictures, as we have a day out somewhere nice, then I get to enjoy it all over again a couple of days later when he uploads all his photos & picks out the best ones to save.

Sorry to hear the house has gone back on the market but as you said you were expecting it. Hopefully your flat will sell soon. I know when I worked in estate agents flats took longer to sell as there's a smaller market for them but it will be the perfect home for someone out there.I get knocked down but I get up again (Chumbawamba, Tubthumping)5

Sorry to hear about the house going back on the market. It's a strange time for buying and selling but the Spring often gives the market a kick start.

Shame about the house, what a nuisance. All fingers crossed for nobody to buy One Careful Owner house until yours is sold - or if that does sell, fingers crossed for something more cheerful turning up!4
