I completely understand the jittery feeling of preparing to spend savings. Even though it's a positive, planned and much wanted spend it still gives a momentary eek feeling and we need to reassure ourselves that all will be more than fine.
Earlier this year I did a transfer of an asset into my name and had to pay a hefty chunk of stamp duty. I did have the mo ey and it was always going to be utilised for this purpose but I still had a wobble when I transferred the money to my solicitor. I'm happy that it's done though and means a tick in the box for one of the most important things I wanted to achieve in 2023.

Gosh foxgloves, that sounds like a right fiasco! 😱
When we moved here, the owner's family had hired someone to clear and clean - they'd cleared the inside, but left vast sweeping cobwebs - I sent the estate agents photos on the second visit and they did come back to clear up.
They also cleared the outbuilding, which was annoying for 2 reasons - first of all it had a load of useful stuff in it which we would have been happy for them to leave, and secondly because they SET FIRE to most of it in a really stupid place at the front of the house 😱 Glass and paint and metal and all kinds, took forever to clean up the debris, which was very close to the spring which feeds the cattle trough 🙄
Also, after this had been done, on the second visit, I had to also tell the estate agent they'd left 3 freezers of rotting meat in another outbuilding 🤢 EH, you may remember this! The poor old woman had clearly just had a bulk meat order just before she died (several months previously) and it was all just sat wrapped in cellophane, defrosted and swimming in a kind of bloody pool in each freezer 🤢
Estate agent told the family, who sent them back to do it again, and told me it had been done. Fortunately I walked past on the public footpath just before exchange and could see they'd just dragged all 3 fridges out into the field just behind the outbuilding and toppled them over, manky meat order spilling all over the grass - and clearly visible from the footpath.
I was sick of the whole thing and would have just cleared it up myself, but Mr Cheery was also sick of them, and refused point blank to exchange til they'd got rid of it 🙄😂 Most of the meat ended up in our wheelie bin (another saga - it transpired later we don't even have a wheelie bin collection here) but at least I didn't have to pick it all up myself!
I believe the fridges are still in the yard of the local farmer who they ended up getting to move them 😂
I too remember Hypno's tinned sprouts - did she get rid of them in the end?!8 -

When I bought my second house (my first purchase was a shared one with my brother), the vendors hadn't managed to move everything out by the time they handed the keys over and their bed was in the hall. Luckily I'd been living in temporary accommodation (static caravan) so my stuff wasn't due for delivery until the following day - it was just me and my campbed! They also left a bin full of glass chips behind and various other things that they thought I'd like 😑. My fantastic solicitor contacted theirs and said that if it wasn't clear by the end of the day he'd reverse the transaction as it didn't constitute vacant possession, and they suddenly turned up - at which point I changed the yale lock for the spares I brought with me and booked the locksmith to do the mortice locks the next day.
Since then I've always discussed the possibility of this kind of problem with my solicitor and come up with a plan for what to do if they're not out when the funds are transferred/rubbish is left behind. Oddly enough, I haven't had a problem since...
I'm starting to get straight here (and feeling relieved I only had whatever vomit-inducing mess was in the bin and not Cheery's problems!), and as I have an unexpected day off, I'm contemplating tackling the books. This means getting them ALL out and then working out which ones will go where before starting to put the shelves into the bookcases. There is one with fixed shelves, but obviously that's the one I still haven't found a home for....

Handily we do indeed know where our sellers will be moving to, so they can't very well escape. MrEH has already seen up in the loft which they had told us they'd cleared. and they have indeed (I should add he wasn't just being suspicious - we wanted to see where the boiler was!).
And yes - vacant possession does indeed mean empty aside from anything that has been agreed to be left behind! It's surprising how often people find sheds/lofts etc full of junk after they move in to a property!🎉 MORTGAGE FREE (First time!) 30/09/2016 🎉 And now we go again…New mortgage taken 01/09/23 🏡

Yuk to all the moving out horrors that people have had to sort out. Our worst was here - carpet in lounge full of cat fleas which we soon found out about! That carpet had looked great when visiting though. Ripped it up a few days in and used rugs on the boards until we could get new carpet down. Horrible.5
