Thanks Skint, Jwil and Mark
Finally got through to the mortgage company - now need to await a callback within 72 hours. They confirmed I could use the cheapest quote solicitor from the comparison site though so that's positive. I'm now also awaiting a callback from the solicitor. Feels weird now things are finally 'moving' excuse the pun.
Having a shower and then need to do ID check for EA.
DD was asking how long things would take - really good question. I have FT buyers, I have a portable mortgage and my seller doesn't need a mortgage once I've paid her out so it could all be very quick. It depends how long the searches and FTB mortgage takes probably. Currently it looks likely to mid December to mid Jan I would have thought. I should know more once I've spoken to the solicitor.
My meds are being delivered this morning which is a relief.

I think the shortest possible time from offer to moving in is 3 months @savingholmes so your timeline looks realistic to me. Exciting times! Onwards and upwards love Humdinger xx3

That could move quickly if the first time buyers are on the ball and do not get too nervous. Your house isn't that old so hopefully they won't be too scared when they see the survey. Would be amazing if you could be all done that quickly and start your new adventures.Save £12k in 25 No 49

I have a callback with the mortgage company arranged by they said it could take 72 hours for someone to call.
I've selected a conveyancer. £2.2K Just hoping for the best on that one. Someone should send me a welcome pack and give me a call tomorrow. I've gone with price - but with a no move no fee style one - and if this fell through but I bought something else within 6 months instead my next search pack would be free. Money wise I may need to pay £450 towards the solicitors fees up front to cover the search pack and the like. The rest I think should come from the house proceeds. That could affect how much I send to savings next month but it's swings and roundabouts it needed to be paid anyway.
Yesterday my cleaner tackled some of the surplus stuff in the garage and binned 2 bin bags worth of stuff for me. We agreed I wouldn't look. I got her to bring my books into the lounge and she's dumped them in a couple of boxes on the sofa. I plan to go through them this weekend and see what I want to bin/donate - and which I may want to treasure or sell.
I got a nice letter from the Y today - and they sold my earlier donations for £172 and are about to claim giftaid back on that. That cheered me up and felt worthwhile so made me happy. Most donations you never hear back on so you wonder if they just ended up binning it. Definitely motivating to do again.
I got a critical piece of work done - and also completed most of another report due Monday. I've been fixing other people's errors too today which is a little frustrating but it should make life easier longer term.
My counsellor was feeling ill and she suspected it might be covid so we had the session by phone instead of in person which made life easier and save me £10. I sent her links to my property so she could see what I'm buying and we talked everything through. It made it easier to fit in tea before I went to my art class. I drew my first hare from a photo as an adult - although I have done similar on a glass bottle in the past - but I traced that one off a card. I still need to add in the background and try and make it better. Enjoyed myself. Learned 2 people's names. I have 2 more sessions to go before I need to rebook. I think I will.
