I'm excited and nervous. It feels a much better decision at £285K than it would at £295K. As I can now cashflow some kitchen improvements etc. It's the best fit of what's available in my price bracket currently.
I've checked with the EA and my buyers are still patient and happy to wait. I've said to her EA they need to get her to take it off the market while she looks - awaiting confirmation on that.

The new house to be if it works out is split level and has a kitchen diner, a nice lounge and a converted garage and loo all on one floor plus a coat cupboard, and then downstairs it has 3 bedrooms and bathrooms and a mini hallway with patio doors. (The kitchen diner, 2 bedrooms and the lounge all have views). Terraced garden. Stunning views. Driveway for 2 cars. I'd potentially use the converted garage or one of the downstairs bedrooms for art and writing. It has a mini shed. I'd need more shed room I reckon so need to think about that.
I'd ideally take the triple wardrobe from DS's room as the new house doesn't really have fitted cupboards. I'd take the Swedish version of the dressers from the garage too - their cost to replace with the equivalent is astronomical. I'd tip the mattress that I bought on FB - but may keep the underlying bedframe for now in case I want to use it in the third bedroom. I have a lot of cube units in wardrobes in this house rather than hanging storage - so that should help at the new place too. DS's bed is okay as it's relatively new and he moved out within less than a year of us having it... I'd need a new/newer sofa. I need to update my furniture inventory based on that house rather than the previous one I looked at.
Right now feeling trepidation and excitement with the latter winning. I daren't hope too much though in case the owner doesn't find something quickly enough for my buyers.Achieve FIRE/Mortgage Neutrality in 2030
