But at the end of the day, the only way to truly save money is to not buy stuff. Money doesn’t walk out of your wallet on its own accord.

I spoke to the agent earlier and said it was a solid house but I'm concerned about the price and explained why. I asked if they would be likely to accept an offer in the 290sK as it seemed over-priced compare to its neighbours. She explained it had an extension as well as the conservatory (and putting in an ensuite and utility) which the other doesn't have and had a bigger floorplan originally. The EA said she knows they absolutely wouldn't consider anything below £300K - but that if I could stretch to £305K or £310K start there rather than offending the vendors and having them say no. Sis thinks I should do best and final at £300K. I'm torn as I'd really like it. I guess it's worth a try but would it then feel a huge climb down if I then ended up offering more. Not convinced I'd walk away at this point - but don't want to pay any more than I have to.

You do pay extra for views and if you really like it worth not starting too low. I got £15K off my house bought 4 years ago. I started way low and just went up in small increments however they did not like this so came up with a figure which I agreed on. I go have stunning views but its close to a motor way and there is a visible pilon so there is always a downside somewhere. Good luck with negotiations no need to rush as they have had no interest for so long they might also want to think about.Save £12k in 25 No 49

I wouldn't be concerned about thinking of increasing your offer in the future as a climb down, it's part of a negotiating strategy. I wouldn't think you are at the best and final offer stage just yet though ... that does sound a bit .....final
