I live in somerset and the offer was in the last week. We did get offers at asking price from people who have not put thier place on the market yet but we then made it clear to the estate agents that we would only accept offers from procedable parties otherwise it could take forever.
When we originally got valuations from estate agents in october we chose the agent with the most relalistic market valuation as some were overvalueing it by £25000!! we came to that conclusion as we had studied similar property prices for 4 months prior to ptting it on the market.
we previously accepted an offer at £1 below asking price from another purchasor in november and accepted but the chain broke further down apparantly over a few fixtures and fitting in someones house!!
We have done at lot of the viewings ourselves at wekends as we can answer a lot of questions about the house and surrounding area that the estate agent might not know about.Our estate agent is quite relaxed about this and happy for us to recieve and negotiate any offers that are made there and then as long as they get thier commission in the end they are happy.
we have had no silly offers at this point because i think we put it on at a realistic price.0 -

Nice to be back on the forums, November and December have been a bit mad at work and my laptop has been playing up, but I now have a nice shiny new laptop and some spare time to browse the forums. I also went on a very good negotiation course for a week in December (it was with the Gap Partnership, I highly recommend it to anyone who has 2.5K to spare, or who works for a company where they are constantly negotiating deals)
In my opinion, every seller and every buyer has a break point. Somewhere, they should overlap ie, seller is prepared to accept 100K, and the buyer is prepared to pay 110K, then 100-110 is your "trading zone". The same goes for kitchens, bathrooms, or even buying a second hand microwave on Gumtree.
If the seller and buyer have wildly different expectations, ie, the seller will only go to 110, but the buyer won't pay more than 100, then there will be no sale. In a housing crash, this is what tends to happen - the market stagnates because buyers won't pay the price that sellers want for their properties.
You also have what is called "opening extreme" - a seller will start at 200K, but is prepared to go to 160K. The buyer is instantly put off, and doesn't even think about making an offer. The OP is doing the sensible thing of starting with a realistic price to generate some offers, although you're always going to get a low-ball from a chancer.Errors of opinion may be tolerated where reason is left free to combat it. - Jefferson0 -

I defy you to say that after you've been on the course. Besides, I wasn't the one paying for the course...

I sell cars mel, forget those courses you can either negotiate or you can't.
