    Unfortunately the builder didn’t turn up today and not answering calls. We are so stressed out.

    dear all, 
    our builder didn’t turn up again today. We are so stressed out. Please can someone advise what we should be doing at this stage since our builder’s wife answering the call and telling us he will be in on the next day but no sign of him. He didn’t call us to inform that he won’t be in again today. 

    I’ll speak to our LP tomorrow.

    There's not much you can do which won't cost you more money.

    Did he promise to come over today (Sunday)?  If he doesn't turn up tomorrow then you may need to start thinking about getting someone else to do sufficient work to make the property weathertight.  Speak to your LP about what would be reasonable in the circumstances.

    You will need to give him some form of ultimatum/deadline - to the effect that your property is being further damaged due to him not progressing the work quickly enough/not providing suitable weather protection and that he needs to do so by 'x' otherwise you will find someone else to do that, etc etc.  This is where your LP can help the most.

    He didn’t agree to come today but his wife said he should be back in today. But didn’t turn up or let us know about his leave. The house still leaks and I am literally crying. Didn’t expect that he is going to put us in this horrendous situation. I hope he returns tomorrow. 
  • Forgive my bluntness, but “hoping” isn’t gonna cut it now. You need to get your house watertight/weatherproof by whatever means. The way the weeks are rattling passed it’ll be December in a minute!  If you end up having to get someone else in to do it, then do that. 

    If I was in your shoes I’d re-read all the advice in this thread. Plenty of people have given you good advice, particularly - but not exclusively - section62 (only mentioning you as your post is right there S62). I’d want to start being more proactive now. 
    I don't wanna shut up, I want a 7up and a 10p mix-up.

    @Boat_to_Bolivia, we have informed the builder that our priority is no further damage to the property, and he agreed. He seems to have his own excuses about increasing the price. He walked out when I politely discussed about considering reducing the price because of the water damage, I found him rude and unprofessional. We decided no further chat RE: money.  He agreed to email the copy of his insurance and prove us why he is needing the additional money; we are still waiting for this. Thank you all for your advice. 
  • Has he got the roof on yet? It was meant to be this week.
