I'd humbly suggest that before embarking on any legally-binding contractual arrangements, you get someone else to proofread them to ensure that the orders of magnitude are correct, or you could find yourself learning some very expensive lessons!newlandlord555 said:Plot is 35 meter X 35 meters
And people wonder why teachers bang on about the importance of thinking about units.
OP please for my sanity please can you clarify the dimensions (length and width) of the property. Someone else will work out the area!
As said before even considering its investment potential you need to know its size!!!0 -
85000 invested last 2 years in flat to let. Excellent idea, 14000 up and counting. Be careful where you buy and you are on a winner. :}0

I will let Mc Ds sort all that out. If it works it works , if it doesnt something else will. I was really just looking for any other business letting ideas for this type of premises.Section62 said:newlandlord555 said:Location is good . On a very busy inter city dual carriageway. That can work against you.The TA would need to examine the potential for new trip generation to the site as a destination in its own right - for example people driving from City A (or City
to get a burger at Mc555's, rather than people travelling from A to B stopping to get food/drink en route. The busier the route, the more concern there may be about the site generating additional trips and (further) overloading the road.Does the site have good access arrangements - i.e. sliproads - which may be a requirement depending on the speed limit on the road?McDonalds, or one of their franchisees, would almost certainly want someone else to have gone through the process of establishing things like planning and access consents before they would be interested in buying a plot of land... as your proposal is to rent (rather than sell) the land then you'd be expected to do a lot more of the preparatory work. And probably pay for it.Realistically, if you want this business venture to succeed you need to be in touch with a professional commercial property agent, rather than asking for ideas from the helpful folks on a forum like this one.5 -

As you don't seem to have done much research yourself before buying the place, and are showing a complete disinterest in accurately describing the property you want the advice for, I'd say that's probably 25% well spent!0
