Renting Out Property Next tto Dual Carriageway

I have a property with buildings and a car park total size 35 m square next to a busy dual carriageway . Any ideas how I can rent it out. Would make a good pit stop fast food outlet i think but its a bit small . Any suggestions welcome.

E.g. fast food outlets typically have high levels of trip generation (= more accident risk) and without adequate off-road parking can cause queuing on the carriageway etc.0

Presently it is used for retail, shops . It also has permission for a cafe and alcoholic beverage sales .I think at 350 m square its a good size for Mc Donalds type places ?0

Having recently driven down the A1 dual-carriageway (near Cambridge), and seeing mile after mile of roadside pubs / eateries / petrol stations closed down and crumbling to bits, I'd say you're going to massively struggle to make a profit from such a thing.0
