    EA fees, removal costs and stamp duty on a new property would be far more than any saving you are going to make on energy costs with a smaller property. You might break even in a few years...

    was thinking the same, plus getting work done on the house as inevitably something always needs doing and the material cost have gone up more than 20% in the past 12 months.

    One wonders if it will end up being cheaper to go on year round cruises than actually owning a home!!  At least the price of a ticket covers everything!
