    Why are you still offering the ridiculous sum of £780k for a small house if you think things are going to get so bad?
    I suppose that's a naive question of the sort children ask, but I'm not clever enough to think of anything more complex.
    Me, I'm hunkering down; no debts and no plans to spend big, so I don't necessarily disagree with your premise, just where your reasoning goes after that!

    How would you feel if s buyer of  house you were selling came back and  said they wanted to reduce their offer?

    Would you  say 'that's fine'?

    Personally, i would tell you to take a hike.

    Go for it. How do you know that you got the house for the best price possible if you don't test the bottom?

    15k on an 800k purchase - at least offer something lower that means something.  Would I your seller I'd think you the idiot that reasoning appears to suggest and run a mile.

  • I think you have to do what you have to do, there's a risk but it's whether you take that risk.

    Vendors also change the goalposts. Those who say they'll move into rented, those who say they're not moving anymore, those who find a different buyer. 

    Personally I would have offered 'low' in the first place and kept to my word once agreed. But it's a business transaction.

    Feb 2008, 20year lifetime tracker with "Sproggit and Sylvester"... 0.14% + base for 2 years, then 0.99% + base for life of mortgage...base was 5.5% in 2008...but not for long. Credit to my mortgage broker
