Advised not tp market house till Probate granted

I have been advised by solicitor that it will be advisable not to put house on market until probate is granted. Weve been waiting months now. Basically because anyone who wants to buy it and needs a mortgage any offer on a mortgage could be withdrawn after a certain time and then if they re apply they will possibly be offered if at all a different rare etc. Seems estate agents arent keen to get prospective buyers involved with probate properties either. 
 I know legally you can market it obviously making people aware just wondering if anyone else had similar experiences.

    Has probate been applied for?

    Definitely wouldn't put a house on the market before that.

    Is it registered? Any complications like recent improvements that need FENSA certs or BC sign-off, or off-grid sewage systems?

    Shared drives, flying free-hold, rights of way?

    Yes applied for no other issues in relation to property and cant see any arising, Havent received conformation that the papers been received even thou submitted in mid April

    OK, that time lag is why the solicitor is being cautious.

    Read through some of the other threads here about probate delays. I think that some have success using the chat facility to chase up, but obviously that's probably better after say noon on Monday.

    We've put 3 houses on the market in the last 5 years "subject to probate".  No problem with estate agents wanting our business.

    1 was a first time buyer, 2nd & 3rd cash developer.  None of the probates were over IHT threshold & didn't take long, faster/similar timescale to buyers searches etc.
    Seen it all, done it all, can't remember most of it.

    You're never going to have problems getting estate agents who want business.

    These days, you might lose an FTB if it takes too long to complete and they lose their mortgage offer, given the current increases in mortgage rates. They may or may not be able to get extensions.

    And you may have got a higher price for the other two properties if you'd had probate, assuming they were mortgageable.

    I marketed my late DM's property before applying for confirmation - place sold on first viewing day to a cash buyer.  Confirmation was then completed and submitted with only a slight delay - it had been granted but the post room had a huge backlog. The buyer was happy to wait as she had a property to sell although her cash offer wasn't subject to her sale.

    Guess I was lucky though I didn't think that the place would sell so fast or so well. This was July last year.

    I waited until Probate was granted on my late Mum's flat but there was an enormous amount to clear so it fitted in well.

    Do everything up to pulling the put it on rightmove trigger.

    EA can work their book.
    Also need to be ready to sell.

    Big backlog at land registry if not been through first reg.

    Tbh I really recommend you don't if you are England or Wales.  Mortgage offers and searches expire.  I've had so many issues over the years 

    Gers is Scotland and I don't know how things work there

    I marketed my parents home on the same day I applied for probate. My thinking was that the eight weeks to get probate was unlikely to be issue and I didn't want an empty property for longer than necessary.

    In reality the property sold the day it hit the market to a cash buyer, whilst probate dragged on for 13 weeks. It became very stressful, but it worked out ok in the end as I kept my buyer and we completed very quickly once I had probate.

    On reflection and knowing what I know now I would probably advise slightly younger me have waited a little.
