Advised not tp market house till Probate granted

    An executor can go as far as exchange of contract which can secure a sale.
     needs a few extra clauses and long stops in case the grant is a problem.

    Also solicitors don't like it so most people wait.

    We were advised to market once probate had been applied for , but that exchange cannot happen until the grant issued.

    Council tax kicks in 6 months after the Grant is issued (assuming the property isn't occupied), & property insurance criteria had to be met.  I think we were fortunate not to be stuck in buying/selling 'chains', everything moving relatively quickly with no chain to collapse!

    We got very comfortably within our asking price range all 3 times.
    Seen it all, done it all, can't remember most of it.

    Exchange can happen if there is an executor as their powers come from the will.
    Can't complete without a grant.

    Anyone can create contracts to sell something, the issue is if later you can't that's why solicitors don't recommend it in case there is a problem with the grant.

    Builders do this all the time  they promise to build a property.
    Probate is similar the contract is a promise to sell you the property.
