    A house takes as long to sell as it takes. If the hold up is with your tenant’s vendor, there is little your tenant’s can do to speed things up. I’m sure they are as keen to be in their new place as you are, but you can’t just pick arbitrary timelines for other people to fit into. It doesn’t work like that. 
    Thanks I know a house can take 4-6 months to buy… any longer there will be some serious issues & possibility it will fall though (Hope not) 

    we only gonna do a S21 if sale falls though as don’t really wanna wait a year to move in …

    but tenants do know we want the property back & will rent somewhere else if house sale falls through 

    worst case i will look else where if they gonna be in the flat for another year+ 
    If you think 4-6 months is a long time... wait until you see how long a S21 would actually take if they decide to stay put.

    Also, if their purchase does fall through, they might not be able to find somewhere to rent for less than a year so may well stay until they do (saves on them having to move twice).
    If they're buying, they do have less motivation to ensure they get a good landlord reference.
    What is key is that if the eviction route is followed, everything is done by the book by your mother, failing at any step will mean the whole process can take longer.

    Thank you for all the replies & good information, you all been really helpful. 

    Just had update/Email from letting agents to say all Tenants paperwork/Contracts been signed/Sent off to solicitors etc just waiting for them to exchange contacts with other people in the chain… 

    So now gonna relax & wait for how ever long it takes

    Should be another 2-3 weeks max hopefully 

    will keep you guys posted

    Update:

    28th July we got email from letting agents saying tenants have exchanged & are Hopeful of completing 2nd August, & will need a few weeks to clean up & move out but should give the keys back on the 26th or before. 

    Things are looking good &
    hopfully move out soon 😊

    Another update: 

    Tenants complete 26th August & want a month to move out/clean etc. I have now have firm date of 26th September when I can officially get the keys annoying but more looking likely I won’t be moving in till last October/early November maybe even later

    Phew!  It does take some time!!!  Our move 8 months in all for various reasons so not surprised at this one.

    FYI
    • start organising all your stuff now. 
    • get rid of anything you don't love and haven't worn or used for yonks.  Charity shops will love you.
    • get those veg boxes from Lidl/Aldi - the sturdy ones full of bananas - they are perfect to start packing, books, cds, dvds, china, glasses.  
    • Pack one box every day and put it in the corner of the room, next day do another and stack.  They'll be easy to pick up and transport.
    • Pack a bag like you're going away for the weekend.  That's your essentials that you will need when you're exhausted on move day and need your toothbrush, jimjams, flannel, clean stuff for the morning.  This gets moved last.
    • Pack a box with the very basic kitchen/essentials stuff - mug, tea bags, sugar?, plate, beer mug, cork screw, napkins, local pizza menu, screw driver, toilet paper.  This gets moved second last.
    Don't forget to ring your mom as she'll be worried about you.

    If you've enough possessions to need a removal firm, get them to pack for you. Not exactly moneysaving I know, but frugality should be your your servant not your god. It'll be money well spent.
    If you're just moving with friends, put coloured labels/stickers on every face of every box so your mates know what room the box needs to end up in.
    Plus a special box for medicines, utensils rechargers, toilet rolls toiletries and other urgent necessities.

    Thanks guys getting all stuff delivered to the flat just sorted Internet today. 

    All my pots pans cutlery plates glasses kitchen stuff already stored in the flat as have the keys. 

    TV Stand Sofa wardrobe chest of draws table and chairs 50inch tv all being delivered to the flat. 

    Got cleaning stuff toilet rolls towels already there 

    Only things that needs moving is 43Inch tv hifi bed clothes PS5/Series x & games CD's DVD's/Blu rays printer CD rack sound bar 

    but all the other things need doing e,.g change address on banks etc looking for like weekend of 17th sept yay
