Moving to flat

Need advice/tips guys 

I am 32 (23rd August) still living at home with mum (Hoping to move out soon)

So around December time last year mum told me that her tenants were thinking of leaving in 2022 to buy a house, Would you be interested in moving into the flat rent (Family rate) I agreed as thought it would be a good idea, 

February time this year the tenants said they didn't wanna extent contract as found house they like and made offer (Tenancy ended 30th June) 

Since then offer has been accept (Late Feb/Early March 2022) conveyancing/all other checks all been done, just been told Tuesday last week (letting agent) they waiting for exchange now nearly end of July 2022 no word of if they gonna pay for another month yet mum gonna chase it up, she don't wanna go to legal preceding route 

This will be first tine living on my own and I am eager to get into the flat measure the rooms and start buying stuff planning where things are going etc, (Mum owns flat been in years ago to help her out when a tenant left) 

Is this normal to take this long to buy a house 5-6 months I don't wanna be waiting another 2-3 months to move out and if deal falls through then feel like it will be back to square one as tenants will want easy option of extending agreement. 

am I being too impatient or should I just wait it out, etc

    Your mother can’t kick them out without following due legal processes and going to court, all of which would take a lot longer than waiting for their house sale to come through.

    If house sale falls through she will go through letting agent to tell them they need to leave by end of that month if not she will legal route, 

    But I didn't think it would take 5-7 month to complete house move after offer has been accepted

    She will need to give 2 months notice through a S21, assuming everything is in order.

    Then if they do not move out then the next stage is court/bailiffs.

    Your mum cannot end the tenancy, only the tenants or court

    yeah the tenancy agreement ended 30th June agreed by both parties as they didn't wanna extend. tenants ask if they could extent 1 month so they can get house sorted wrote Letter to letting agent mum accepted

    hopefully won't be much longer and they will move out soon, but have a feeling they will extend another month

    It’s perfectly normal for a sale to take that long.

    When the initial contract ends and a new one is not signed, the tenant will automatically go onto a rolling (month to month) contract Therefore they will not be extending for another month, they will just not have given notice that they are leaving. 
    It will cost more and take longer to get them evicted, so although you want to move in quickly you need to be patient and wait until they are ready to leave for now.

    Thank you they wanna move out ASAP to the house they have Bought and are frustrated that it not happened yet, 

    So basically they paying month to month till they can move into their new house. just waiting for exchange and completion last 2 steps.

    by end of next week (30th July) if nothing happened their end they will just pay another month rent and keep doing it till they move out. nothing I can do.

    So put it like this I am at bottom of the food chain and just gotta be patient and wait shouldn't be to much longer a month max maybe 2-3 month at most 

    if worst case it falls through then they will have to leave via legal route

    No it didn't if they're still living there.

    I really hope all your comments relate to your own misinterpretation and not your mother's because you have completely misunderstood how tenancy agreements work and as a landlord she should know.
    I think my misinterpretation the official tenancy ended 30th June but they doing month to month tenancy till they move out 

    yeah she dose know that not clued up on this stuff lol 

    but if it fails through they will most likely leave to another rented property and mum not gonna extend tenancy, but they want easy route and try extend and stay there. as I don't really wanna wit another 7-8 months to year top move out if that's the case then will look else where at worst case scenario
