    Hi everyone, most recent: Update

    Mum has emailed letting agent (Today) asking if there is an update on the tenants (no reply yet) as she wants to know if they are staying on another month as rent is due next Friday…

    if they are gonna pay another months rent she wants to know & have an update on the house they are buying and how long they
    think it will be till they move in, as it will be nearly 7 months since offer was accept, 

    last big update mum had was end of June when tenants sent a nice sorry letter to letting agents/her saying sorry for the delay 
    In moving out but can we please extend for another month so we can finalise our house purchase as our conveying lawyer has 3 questions left to answer etc and should be 95% certain to be out of property by 31st July.

    12th got told now waiting to exchange

    Ooh well will just have to wait a bit longer before I can get the keys to my First place of my own getting excited

    dose it really take 7 months+ to buy a house???

    how much longer do you guys realistically think it will be before I get the keys… can tenants really just say nothing & pay rent next week or will they have to contact us first?

    Buying a house is a 'How long is a piece of string' time wise. There is no way of knowing until every person in the chain is ready. We were ready to exchange in early May on the house we bought 2 years ago but didnt actually exchange until the end of  August due to someone further up the chain pulling out of their sale. 
    It feels like waiting forever but no 2 are the same, they could exchange next week or in ten weeks.

    The tenants do not need to actually say anything at all. They just need to carry on paying rent until they are sure of a date and then give notice.

    Update tenants have signed all paperwork etc just waiting to exchange & complete (told us that 12th July) that was last update

    Tomorrow is their last day before the rent is due 26th July for another months stay till 26th August,

    These are the options I thinks gonna happen tomorrow

    1: they will give the keys back to letting agent and ask for deposit back and say they have moved out….

    2: will extend another month and tell us a date they hope to move into their house..

    3: will extend another month and say the house has fallen through and gonna start looking for another rental & we will give them S21 2 months notice to find another place.


    I hope it’s option 1 but let’s see what happens realistically we should get the keys 26th August or just after, I will then hopefully move in late sept/early October after we check the property fixed any damage had it decorated and furniture bought etc.

    They haven't given notice that they gonna be out by tomorrow or notified us that they wanna stay another month 


    The tenants are Spanish citizens and the lady work at the local hospital as a nurse they have 2 young children... we don't want to be harsh and make them homeless etc

    Purchases can be quick if all parties in the chain are on the ball and everything is straightforward.
    The tenants could be working as fast as they can but are as frustrated as you because someone else in the chain is responding slowly.

    Sums it up perfectly they been ready for 2 weeks

    August will be 7 months and they don’t really wanna pay a months rent/mortgage at the same time but as you say they trying the best they can to get it done ✅ 

    it just a waiting game now

    With regards to the above points, you need to understand that they are not extending anything. They are on a periodic tenancy, and it will end either when they have given notice in line with the contract dates, or, a court says go by x date, then if they are not gone you can apply to have them evicted. (obviously in your case you will be happy with less than a month notice). Right now they are not extending, they have not given notice and have no need to tell you anything at all until they do hand in their notice.  You cannot keep chasing them as it is their home and they are entitled to live there without being questioned as to when they will go. 

    I can see that you are rightly very excited to be getting your own place, but please wait patiently until they contact you to hand in their notice

    Thanks for the reply,

    Mum contacted letting agent 8th July replied 12th July saying waiting to exchange.

    Emailed letting agent for update 24th July no reply yet,

    it’s mum that’s doing the chasing not me I am happy to wait & be patient but 8 months to a year is way too long to buy a house, 

    So as I said if house sale falls through we will then do S21 Order as will have given them 4/5 months extra to move out to the house they buying (Should Happen by then) & get things sorted,

    I feel we have been kind enough and given them plenty of time to get things sorted. 

    Don’t really wanna be waiting till Feb-April 2023 to move out…

    You do know that it will take months following a S21 to get them out if they’re not in a position to move?
    I think this has already been pointed out earlier in the thread. 
    A house takes as long to sell as it takes. If the hold up is with your tenant’s vendor, there is little your tenant’s can do to speed things up. I’m sure they are as keen to be in their new place as you are, but you can’t just pick arbitrary timelines for other people to fit into. It doesn’t work like that.

    I still think you're burying your head here.
    There could be some holdups in their house and could take 6 months if they find something seriously wrong.

    It's unlikely even if you give them an S21 that you'll have them out before Christmas in the above scenario.
    They may be playing ball now and apologetic, but once they realise the ball is in their court, they could well hang on for up to a year.
